Job description
Maintenance and repair of apartment building, common areas and grounds of apartment or commercial projects managed by the Company by performing the following duties.
Essential Duties and Responsibilities : include the following; however, other duties may be assigned as needed. The following list is only a partial list and cannot encompass all of the essential duties and responsibilities of the Maintenance position.
- Interpret company policy and enforce safety regulations.
- Maintain positive and cheerful representation to the residents.
- Keep accurate records on al utility systems and equipment.
- Complete service work orders as quickly as possible. Policy is within 24 hours of reporting.
- Periodic inspections of all units, buildings, and common areas.
- Check outside lighting regularly, replace exterior bulbs when necessary.
- Prepare vacant apartments for new residents. Includes maintenance to the apartment, completion of all necessary repairs, and painting.
- Move furniture and/or other equipment as directed by management.
- Know the location of all water meter cutoffs, all apartment or fixture cutoffs, the gas meter cutoffs, and sewer clean outs.
- Perform scheduled maintenance on all installed equipment based on the manufacturers’ recommendations and operating manuals.
- Adhere to all safety policies, regulations, maintenance policies and activities as outlined by management. Wear provided equipment when necessary, i.e. goggles, back brace, etc.
- Maintain and repair kitchen equipment, air conditioning, plumbing, and electrical.
- Be able to repair lights, electrical and plumbing problems such as switches, circuit breakers, repair of faucets, clearing of drain stoppages, replacement of fittings and replacement of fixtures.
- Paint both interior and exterior as necessary.
- Change and/or rekey locks.
- Proper storage labeling and handling of all equipment and supplies.
- Submit weekly orders for maintenance supplies.
- Order and/or purchase supplies at the direction of management.
- Keep storage areas clean and neat. Workshops/storage areas are to be secured and locked at all times.
- Establishes or adjusts work procedures to meet production schedules.
- Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
- Analyzes and resolves work problems, or assists workers in solving work problems.
- Maintains time and production records.
- Assist the management staff in all areas requested or needed.

Education and/or Experience :
High school diploma or general education degree (GED); or one to three months’ related experience and/or training; or equivalent combination of education and experience.
Language Skills :
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Mathematical Skills :
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.
Reasoning Ability :
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
