POSITION PURPOSE

This position is responsible for supporting the Financial Planning & Analysis team in developing processes, methods and reports that enhance management’s ability to make strategic and accurate business decisions that require analysis of current and future business performance. This position will effectively consolidate data from multiple sources and systems to provide clear, actionable information to field and corporate leaders.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Operational Performance Analysis: Performs analysis using market data, financial trends, key metrics, benchmarks, and research to determine financial and operational performance against expected or forecasted performance. Identifies areas of improvement and work with field and corporate leaders to execute; advise on ways to streamline data structures using technologies and processes. Further develops CSM’s reporting package, including maintenance, marketing, leasing, online reputation, etc.
  • Forecasting and Budgeting: Utilizes and/or advance the organization's forecast tools and processes to ensure development of reliable, insightful, and actionable short- and long-range forecasts of income and cash flow. Identifies true cause and effect drivers of the business and improve forecast accuracy. Supports annual budgeting process by building templates, updating reports, and assisting field leaders with process.
  • Revenue Management: Determines optimal market rates and leads weekly meetings with field leaders. Assists with lease renewal process to reduce Loss to Lease and minimize turnover.
  • Project Administration: Leads projects or processes to accomplish a specific objective. Examples include but not limited to: Manages and publishes the scorecard and KPI metrics, supports month-end variance analysis and administrative tasks, identifies cost-savings initiatives, develops financial models for decision support, etc.
  • Self-Management: Responsible for effective workload management. Demonstrates clear written and verbal communication skills. Promotes collaboration and positive, professional work environment. Attends all daily, weekly and/or monthly department/hotel meetings to ensure proper communication/planning occurs. Adheres to all CSM Standard Operating Procedures.
  • Market analytics: Compares and analyzes company metrics to the market metrics received on a monthly, quarterly, or annual basis. Prepares presentation materials as requested.

REQUIRED SKILLS AND EXPERIENCE

Education: 4-year finance, accounting, or economics degree required.

Experience/Knowledge/Skills/Abilities:

  • Advanced skillset in Microsoft Excel.
  • Strong analytical skills, communication, and attention to detail.
  • 1 to 3 years of experience in financial analysis or related field.
  • Experience using finance applications or tools such as Yardi and TM1.
  • Experience with SQL preferred.
  • Ability to work both collaboratively with others and independently.
  • Ability to interface effectively with various levels of management, staff, and functions.
  • Experience within the real estate industry preferred.

PHYSICAL DEMANDS

  • Work is performed primarily in the Corporate office and may involve long periods of sitting.
  • Must be able to sit or stand at a desk for up to 8 hours per day.
  • Occasional travel to local company operations and out-of-state.
  • Requires grasping, writing, standing, sitting, walking, repetitive motions, listening and hearing ability and visual acuity
  • Must have finger dexterity to be able to operate office equipment such as computers, printers, smart phones (i.e. iPhone), multi-line touch tone phone, filing cabinets, FAX machines, photocopiers, and other office equipment as needed
  • Ability to lift, push and pull up to 20 pounds on an occasional basis.
