The Associate will join Essex’s new Portfolio Strategy & Analytics team, which is responsible for leveraging advanced analytics to develop, refine, and assess the company’s portfolio investment strategy. These initiatives encompass the application of predictive analytics applied to residential markets and submarkets, investment in alternative data and analytical methods to drive differentiated, actionable insights, and the development of proprietary models to quantify the impact of shifts in operating, financial, and demographic trends on portfolio performance.

Spearheading model development and deployment for forecasting key metrics including submarket rent growth and its associated impact on the company’s operating portfolio and revenue management strategy.

Evaluate and implement innovative/alternative datasets for investment strategy use, leveraging cloud computing tools and a combination of machine learning and causal econometric modeling frameworks.

Actively contribute to cross-functional analytical teams to produce differentiated insights across investments, finance, investor relations, revenue management, and operational data science.

Partner with the Data Platform team to integrate external data and forecasts into the company’s proprietary data warehouse for broader use within Asset Management and other key departments.
Position qualifications:

Graduate degree in statistics, economics/finance, or applied math, or a strong undergraduate degree with an additional 2-3 years of relevant experience in advanced analytics.

Strong fluency in data modeling in either Python or R is required, along with a proficiency in key algorithms across both causal econometric modeling and standard machine learning techniques (including predictive modeling and classification).

Experience with spatial data visualization and cloud-computing data platforms in required, with spatial analytics and GIS software (ArcGIS, etc.) a strong plus.

The salary range for this position is $106,000.00 - $159,000.00 per year. New hires generally start between $106,000.00 - $133,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.
This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
