About the opportunity:
The ideal candidates will have 2+ years of apartment or condominium construction-related experience. Must be able to read blueprints and have a multi-family maintenance/construction background.
Prime Residential’s Construction Project Manager will be responsible for overseeing capital improvement and/or construction/renovation-related projects at the property level. Depending upon the size of the project, a Construction Project Manager may oversee multiple projects simultaneously. Projects may be interior or exterior in nature.
What are some of the responsibilities of a Construction Project Manager?
- Regularly communicates with Senior Manager of Construction, contractors, vendors, internal Prime staff (at both the property level and corporate level) concerning project costs, the scope of work, staffing, and scheduling
- Ability to create scopes of work and distribute RFP’s
- Coordinate and lead pre-construction meetings
- Prepares project status reports as needed
- Works closely with Regional Managers and Community Managers to determine property needs
- Ensures that work adheres to contract specifications
- Creates resident notifications as they relate to the project
- Keeps project folder organized including keeping all administrative paperwork current
- Monitors project budgets and deadlines
- Provides the first level of approval for all change order requests and all out-of-scope requests
- Assists with property budgets and project budgets
- Coordinates weekly update meetings for all project personnel

Requirements:
- 2+ years of apartment or condominium construction related experience is required
- A college degree preferably in Construction Management is preferred but not required
- A Contractor's License is a plus
- Exceptional communication (verbal and written) skills
- Ability to write informational memorandums and reports
- Computer literacy, the ability to use Word, Excel, and other Microsoft office products
- Attention to detail
- Ability to prioritize, multi-task, and work independently
- Experience working with architects, engineers, and contractors on small and large-scale projects with multiple design-build elements and with a focus on value engineering
- Able to read and interpret blueprints and drawings, including mechanical, electrical, structural, and landscape
- A valid driver's license
