Reports To: Senior Vice President of Development
While reporting to the Sr. Vice President of Development, Tenant Coordinator provides a leadership role to the performance of retail and office tenant coordination by managing Tenant activities from Letter of Intent through Tenant opening and payment of tenant allowances. This management includes cooperation with Leasing staff to ensuring delivery conditions and dates are met by being involved in Lease negotiations. Tenant Coordinator must have excellent communication and teamwork skills while being able to perform independently.
Duties & Responsibilities:

  • Review and comment on Letters of Intent (LOI)
  • Specifically scope of Landlord Work and Delivery Dates
  • Ensuring Lease Outline Documents (LOD’s) are accurate and coordinated with Landlord Work requirements.
  • Manage the preparation of Landlords Work budgets and coordinate with Leasing Staff on Tenant Allowance amounts.
  • Assist with capital budget line items concerning Landlord Work and Tenant Allowance
  • Assist Leasing staff with defining Delivery Conditions and Delivery Dates
  • Coordinating base building architect and general contractor, as needed, with Tenant’s design team and contractor.
  • Reviewing tenant plans, storefront design and signage to ensure Landlord’s Tenant manual guidelines are being met.
  • Maintain direct communication with Tenant’s design and construction teams.
  • Manage and direct contractors performing Landlord Work
  • Ensure Landlords Work is performed on time, on budget and in accordance with the Lease
  • Apprise leasing team of Landlord’s Work progress & any updated Delivery Dates.
  • Assist in finalizing and obtaining tenant-executed Delivery of Possession certificates
  • Oversee Tenant’s construction
  • Make periodic visits to the developments, including out of state locations
  • Notify leasing team of any “in the field” changes in work scope and tenant allowance so leasing can properly document with lease amendments as needed
  • Confirm Tenant’s Work completion milestones for interim tenant allowance payments
  • Ensure Tenant’s Work is 100% complete to Landlord’s satisfaction and approve tenant’s final tenant allowance pay request

Preferred Experience:

  • Min of 2 years of retail or commercial design and construction experience.
  • Architecture or Construction Management college degree
  • Ability to read construction documents

Physical Requirements:

  • Ability to lift, push and pull at least 25 pounds
  • Ability to stand, sit and walk for extended periods of time
  • Ability to bend, stoop, squat and lift frequently
