Job Description

Job Title: DIRECTOR GROUNDS, MAINTENANCE, AND FACILITIES

Reports To: Superintendent

Evaluated By: Superintendent

Job Goal: To provide safe and attractive building and ground facilities in and on which students can learn, play and develop. Perform a variety of tasks in the care and maintenance of the grounds and athletic fields by performing skilled and semi-skilled work. Responsible for supervising all district custodial staff members.


ESSENTIAL REQUIREMENTS:
To perform this job successfully an individual must be able to execute each requirement satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability needed for the position.

1. High School Diploma or equivalent as required by OAR 581-37-030, Oregon Department of Education.

2. Follow and maintain knowledge of all District policy(ies) and procedure that pertain to maintenance and facilities or other areas of responsibility?

3. Minimum of one year of experience in grounds, maintenance, and facilities.
4. Ability to work harmoniously with others and to communicate effectively with building administrators and custodial staff.

5. Interact thoughtfully and courteously with students, staff and parents and resolve conflicts in a professional manner.
6. Ability to understand and follow oral and written instructions.

7. Ability to use technology effectively, including email, Word, Google Docs, helpdesk, and spreadsheets.

8. Participate in budget development, related to the Capital Improvement Plan.

9. Establish and recommend priorities on all District maintenance projects.

10. Develop and plan seasonal work tasks.

11. Ability to work on school grounds and fields with minimum supervision.
12. Knowledge of the operation of power equipment and the ability to maintain equipment, such as large and small mowers, chainsaws, tractors, forklifts, light trucks, sprayers, and hedge shears.
13. Ability and knowledge to establish and maintain the turf of lawns and athletic fields.
14. Knowledge of the application, storage and safe use of all chemicals and pesticides.
15. Knowledge of the common plant turf diseases and insect pests and methods used to control them.

16. Ability to perform safety inspections annually on district vehicles and to prepare reports as required.
17. Familiar with handling of and disposal of hazardous materials, and safety requirements for working around asbestos, lead, and electrical equipment.

18. Oversee the IPM (Integrated Pest Management) program.
19. Knowledge of irrigation systems and repairs.

20. Maintain compliance with Oregon Health Authority (OHA) requirements for certified lead renovation projects

21. Manage the District’s Asbestos Hazard Emergency Response Act (AHERA) asbestos management plan.

22. Knowledge and ability to perform plumbing, electrical, and general maintenance duties in all facilities.
23. Knowledge of security systems, (i.e. electronic and key locks).

24. Knowledge, expertise, and experience in supervising other employees. Provide input on annual evaluations.

25. Maintain organized and clean work areas.

26. Ability to present to the school board in and articulate and clear manner.
27. Such alternative to the above requirements as the School Board or the Administration may deem appropriate and acceptable.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

1. Responsible for lead, Radon, & water testing and responsible for submitting required reports.


2. Care for all lawn areas including athletic fields by watering, mowing, seeding, fertilizing, and spraying as needed.
3. Prepare athletic fields for appropriate activities as prescribed by administrator.
4. Care for hedges, shrubs, trees, including pruning, trimming, disease and pest control.
5. Develop a plan and respond to any maintenance emergency that arises, (i.e. plumbing problems, broken windows, locks, doors, vandalism repairs, etc.).
6. Maintain repair of equipment and district vehicle including responsibility for all grounds related equipment.


7. Initiate requests to purchase materials and supplies as needed.
8. Maintain the district grounds supplies.


9. Create grounds maintenance schedule for all buildings.


10. Advises on the hiring of contractors to perform specific maintenance or repair services.
11. Serve as district liaison with vendors in locating and obtaining materials, parts, and supplies, (i.e. small maintenance supplies such as wood supplies, nuts, bolts and custodial paper etc.).
12. Assist with snow and ice removal from sidewalks, roofs, entryways and driveways and spread sand, or salt to prevent slipping.
13. Maintain a high level of ethical behavior and confidentiality of information about students and staff.
14. Participate in in-service programs as assigned.
15. Know safety procedures for working around asbestos and maintains the district asbestos records.

16. Supervise all custodial staff members and provide input to the appropriate administrator.
17. Knowledge of job responsibilities of all custodial positions, and participate in the scheduling and assigning of work for maintenance staff.
18. Regularly meet and communicate with head custodians regarding safety and maintenance needs/projects. Conduct annual walk-throughs with custodial staff and administrators.


19. Perform other such tasks as may seem appropriate to the Board or Administration.


CERTIFICATES, LICENSES, REGISTRATIONS, BONDING AND/OR TESTING REQUIRED:

  • Possess and maintain a valid First Aid/CPR card
  • Criminal Justice Fingerprint Clearance
  • Valid Lead Paint License?
  • Valid Oregon Driver’s License
  • Appropriate Chemical Application Certification (TBD)

The employee is frequently required to walk; stand; sit use hands for fine manipulation, handle or feel and reach with hands and arms. The employee is occasionally required to sit, climb or balance and smell. The employee must regularly lift and/or move up to 50 pounds and occasionally more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus. The employee must be able to demonstrate strength and dexterity to operate maintenance tools and machinery including tractors, and mowers.

The work environment is a standard school/school grounds setting. The noise level in the work environment is usually moderate, but occasionally high depending upon the student population, activities and equipment used. The employee is exposed to a variety of conditions including, wet or humid and outdoor weather conditions, work near moving parts, work in high precarious places, a variety of cleaning agents, some hazardous chemicals and fumes, risk of electrical shock and vibration. Employee may be exposed to bloodborne pathogens.
