POSITION SUMMARY

Maintain and improve the appearance and operations of buildings and grounds for employee housing by performing and identifying maintenance tasks, and custodial duties.


ESSENTIAL DUTIES

This position is responsible for the following job results.

  • Identifies service needs and evaluates maintenance and repairs in the areas of plumbing, carpentry, painting, plastering, machine servicing, and electrical.
  • Works with licensed and certified professionals where needed to resolve maintenance and repair issues.
  • Efficiently assesses and prioritizes maintenance situations and identifies effective solutions.
  • Assists with moving furniture and equipment as needed.
  • Works positively and collaboratively with related departments including Snowshoe Resort Maintenance,
  • Assists with snow removal by spreading salt and shoveling snow and ice away from entrances to building and common areas.
  • Maintains the interior appearance of the building by painting and repairing drywall, daily sweeping hallways, moving/assembling furniture, removing trash in all buildings daily, and shampooing carpets as directed.
  • Keeps housing units and corridors secure by replacing locks and performing routine cleaning on electronic locks.
  • Monitors the exterior of all Employee Hosing buildings and removes trash. Identify and report related needs to landscaping.
  • Assists with custodial duties by cleaning hard to reach areas and replacing light bulbs at difficult to reach locations.
  • Documents daily activities by keeping an updated work log. Updates Employee Housing Activity Sheet daily.
  • Updates work tickets in the Worxs Hub daily.
  • Maintains inventory and supplies by checking inventory levels, ordering and anticipating needed supplies and verifying orders upon arrival.
  • Maintains technical and professional knowledge by reading publications, attending training workshops and communicating with peers at other resorts.
  • Maintains safe and clean work environment by ensuring work area is clean and neat for coworkers, guests and inspectors.
  • Follows company safety policies and procedures; uses appropriate ppe (personal protective equipment) follows manufactures safety policies and procedures.
  • Posts inspection notices and conducts monthly inspections in accordance with the departmental schedule.
  • Maintain fire safety by checking smoke detectors as maintenance schedules dictate.
  • Contributes to team effort by accomplishing related results as directed.

QUALIFICATIONS, KNOWLEDGE, SKILL AND ABILITY REQUIREMENTS

DIRECT EXPERIENCE

Education:

Associate and/or High School Degree in Technical, General Education, Industrial or a related trade.

Preferred Experience:

  • Specific Experience: Residential building maintenance, Residential Construction and/or remodeling experience.
  • Maintenance/Construction/Mechanical/Landscaping/Groundskeeping/Custodial/Snow Removal
  • Preferred Length of Experience: 3-5+ years

TRAVEL REQUIREMENTS

Any employee or volunteer who operates a company vehicle including cars, trucks, snowcats, snowmobiles, or heavy equipment is required to comply with the Driver’s Standards Policy. This policy also applies to employees or volunteers driving their personal vehicles for company business more than four times per month, averaging 30+ miles per trip. All drivers should receive a full copy of the Alterra Driver’s Standards Policy; if you have not – please contact your Risk/Safety or HR/EE Department.

PHYSICAL DEMANDS AND WORKING CONDITIONS

This position may be required to work evenings, weekends and holidays.

Mountain Environment:

  • The primary physical environment in which this position works is out of doors with a high exposure level to cold, snow, wind, rain, bugs, sun, high altitude, extreme heights, lightning, etc...
  • The degree of strenuous activity within the job is considered to be high. Often lifting a weight of 50 pounds throughout the day is common.
  • Additional strenuous physical activity may include walking or hiking upon uneven, challenging terrain with heavy tools or equipment.
  • Exposure to: Chemicals required for cleaning, de-greasing, and painting Ultra Violet radiation from the sun enhanced through lack of atmospheric filtration at work altitude. Fumes produced in activities ranging from cleaning to painting to fabrication of metal products. Noise generated by snowmobiles, lift equipment, and tools may require hearing protection to be worn.
  • Talking and hearing occur continuously in the process of communicating with guests, supervisors and other employees.
  • Vision occurs continuously with the most common visual functions being those of near vision and depth perception.

Custodial Environment:

  • Most work tasks are performed indoors- temperature is moderate and controlled by environmental systems.
  • Must be able to stand and exert well-paced mobility for up to an average shift of 8 hours.
  • Must be able to lift up to 50 lbs. on a regular and continuing basis. Must be able to push and pull carts and equipment weighing up to 250 lbs. on a regular and continuing basis.
  • Must be able to exert well-paced ability in limited space and to reach different floors of the building on a timely basis.
  • Must be able to bend, stoop, squat and stretch to fulfill cleaning tasks.
  • Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
  • Talking and hearing occur continuously in the process of communicating with guests, supervisors and other employees.
  • Vision occurs continuously with the most common visual functions being those of near vision and depth perception.
  • Requires manual dexterity to use and operate all necessary equipment and products.
  • Able to wear personal protective equipment including but not limited to non-slip shoes, protective eye wear, and protective gloves.
