Facilities Operations Manager
Summary: Westmoreland Cultural Trust is a regional leader in arts and entertainment and owns and operates the historic Palace Theatre, Palace Theatre Apartments, Union Trust Building, James/Stark Building and manages the Greensburg Garden and Civic Center, all located in Greensburg, Pennsylvania. The Facilities Operations Manager reports directly to the CEO and has primary responsibility for overseeing maintenance of all WCT owned/operated facilities.
Specific Responsibilities and Duties
Manage departmental budget and customer and vendor relationships, including planned capital expenses.
Prepare, maintain, and ensure that preventative maintenance plans for the facilities and equipment are in place and being performed correctly.
Manage facilities and facilitate the procurement, bids and other vendors utilized to complete facility needs; negotiate contracts ensuring cost efficient and effective services.
Communicate regularly with tenants, business owners, and facility renters and outside vendors to ensure that each of the locations under WCT management is maintained and operates at a high-quality and safe level, meeting budget goals.
Manage priorities for improving and maintaining the safety and security of the facilities, including conducting organizational safety training, assisting with the operations of security personnel, and communicating and implementing event protocols, i.e., safety and evacuation procedures, and venue operating policies.
Regularly reports status and manages maintenance plans of all building infrastructure and systems including, but not limited to, HVAC systems, technical wiring, lighting and other building issues to senior management and staff, through on-site inspections.
Schedule, coordinate and oversee all outside contractor needs related to facilities upkeep and maintenance. Monitor the cleanliness and safety of facilities, both interior and exterior.
Maintain records of facilities improvements and maintenance, to include drawings, warranties and projected needs.
Proactively communicate and coordinate with all departments to solve service, technical and operational problems.
Job Requirements
- Professional attitude and ability to plan, prioritize, and organize and multi-task in a fast-paced environment while providing efficient solutions.
- Ability to work independently, to organize, take initiative and exercise sound judgment.
- Proficient with all Microsoft Office software products.
- Advanced mechanical skills and knowledge of plumbing, HVAC, and other building systems.
- Proficiency with repair tools and techniques.
- Excellent communication and interpersonal skills, including the ability to speak with all levels of employees, guests, vendors, and team members.
- Ability to lift heavy equipment and comfortable standing or walking for long periods of time.
