ESSENTIAL DUTIES AND RESPONSIBILITIES

To be effective, an individual must be able to perform each job duty successfully:

  • Make an initial designation of the degree of risk involved in extending credit with home equity loans by doing the following:
    • Calculate and assess borrowers’ income, cash flow and DTI, both personal and business, from paystubs, 1099s, profit and loss statements and tax returns. For home equity mortgage loans do this in accordance with “ability to repay” regulations. Determine if income meets MACU risk based lending guidelines.
    • Review the real estate collateral including its condition, valuation (AVM, Desktop Appraisal and Full Appraisal) and loan to value.
    • Make an initial assessment of the credit worthiness of borrowers through proper review of borrowers’ credit reports/scores.
    • Ensure proper lien position of requested loans through analysis of collateral title reports and clearing of collateral liens that could increase the risk of the loan.
    • Handle the complexities and organization of loans that require full title insurance policies and resulting escrow loan closings.
    • Review and analyze borrower trust documents to ensure they meet MACU trust lending guidelines with special attention to the legal ability of the trust to borrow and the proper trust ownership of collateral property for deed of trust recording.
    • Analyze data to verify borrower information and uncover fraud.
    • Present loan findings and initial assessment of loan risk with an approval, denial or counter-offer recommendation to underwriters for final analysis and decisioning.
    • Perform initial loan risk and credit review based on MACU lending guidelines on both HELOC and home equity mortgage loans up to $750,000.
    • Ensure that all loans are processed in adherence with federal, state and local lending regulations
  • Strong knowledge of home equity lending products.
  • Strong knowledge of MACU home equity lending guidelines, procedures and risk based lending principles.
  • Educate and advise borrowers as to home equity loans, credit reports, personal finances, collateral liens, appraisals, regulations, loan terms and lending calculations such as DTI, LTV, loan payments and interest rate figures.
  • Present loan options to borrowers based on the analysis performed and risk involved.
  • Be detail oriented and ensure the processing and risk quality of home equity loans by achieving analysis accuracy, individual goals and team standards.
  • Demonstrate at least a 6 month history of maintaining quality turn times and self-management of workload and pipeline to hit strict deadlines and production standards.
  • Participate in ongoing training of home equity products.
  • Build and maintain a cooperative working relationship with other home equity lending team members, vendors and branch/member service personnel.
  • Maintains confidentiality of credit union and member information.
  • Performs other duties as assigned.

Experience

Minimum of 2 years experience in a financial services setting with 1 year real estate loan processing experience.

Education

High school diploma or GED. 2 years post-secondary education preferred.


Licenses, Certificates, Registrations

Must be able to qualify annually as a Mortgage Loan Originator under S.A.F.E Act Registration post hire.

Computer/Office Equipment Skills

Intermediate skills with Microsoft Office Suite including Outlook, Word, and Excel. Experience with Encompass or other financial lending software preferred.
