Provides supervision and leadership to the Maintenance Workers on a day-to-day basis; coordinate daily work, track progress and train to assure all maintenance in Colorado College Residential Housing facilities is performed to a high standard.

Responsibilities:

  • Supervise, lead, train, and schedule the day-to-day repair and maintenance work and activities of the departments team members within the residence halls, student apartments, and faculty apartments (62 buildings with over 800,000 sq. ft. of usable space).
  • Observe, report, assign, and plan, through the work order system all preventative maintenance, defects, deterioration, and wear-and-tear on the facilities. Identify and assign repair work; complete reactive and preventive maintenance work weekly to keep levels manageable.
  • Assist the Maintenance & Facilities Manager with the project management of capital/renovation/renewal projects.
  • Conduct maintenance teams annual and mid-year reviews, approval of timesheets and vacation/sick leave.
  • Coordinate the work of vendors and contractors as assigned by the Maintenance & Facilities Manager, including Sodexo and CC Facility Services.
  • Conduct regular inspections of all residence halls, student apartments and faculty apartments on a routine basis and assure that deficiencies are corrected, and all maintenance is performed up to the defined high standards of the department and college.
  • Advise the Maintenance & Facilities Manager regarding budget issues; identify needs and submit annual budget request that identifies and justifies the financial resources necessary to meet maintenance and operations goals.
  • Supervise the general inventory control of Housing and Conference maintenance, furniture, shop supplies and chemicals for use in residence halls and campus houses; use P-Card to purchase materials and supplies as needed and reconcile charges.
  • Promote a working environment and relationships with students and the campus community that reflects inclusion and respect for diversity and equitable practices.
  • Supervise and schedule maintenance team on-call program. Respond to campus housing emergencies within 30 minutes for emergencies outside of routine on-call request.

Required Qualifications:
High School education and vocational/specialized training in maintenance plus a minimum of 5 years of related experience to include supervisory experience; proficient with Microsoft Office Suite; excellent verbal and written communication skills; ability to think critically and creatively solve problems; ability to communicate effectively and develop positive relationships with people from different cultural backgrounds; good judgment and the ability to establish and maintain positive working relationships with diverse constituents and from different cultural backgrounds; ability to develop antiracism terminology and language and ability to handle confidential/sensitive information with discretion; excellent organizational and customer service skills; ability to operate standard office equipment, shop installed equipment, small hand tools, and common power tools. Physical requirements include ability to lift/move up to 100 pounds; climbing of stairs, ladders and/or scaffolds; carrying loads up and down stairs; ability to work outdoors in all weather conditions; exposure to noisy or dusty conditions, chemicals and solvents, and mechanical, electrical and/or other hazards; and good vision and hearing. Must possess and maintain a valid drivers license and a driving record that is insurable by Colorado Colleges motor vehicle insurance carrier.

Preferred Qualifications:
College degree or equivalent industry certification; experience managing maintenance operations for a large 24-hour facility or institution; experience with Facilities Information System (TMA) or other work order management software experience; three or more years of management level experience facilities management discipline (including operations and maintenance, engineering practices, risk-based prioritization, and key performance indicators).
