General Description and Classification Standards

The HVAC Technician provides mechanical support for the department managed facilities. This role has wide ranging responsibilities, including mechanical system troubleshooting, preventive maintenance, emergency response, general maintenance, and other duties as assigned.

Performs skilled technical work in the maintenance, repair, replacement, and installation of heating, air conditioning and refrigeration equipment, controls, and distribution systems. Individuals entering this position must already possess the knowledge of the work and the required motor skills and physical capabilities to carry out HVAC tasks.

Supervision Received

Works under general supervision. May work independently or with other skilled or semi-skilled workers with responsibility for completion of assigned tasks.

Essential Duties and Responsibilities

These are typical responsibilities for this position and should not be construed as exclusive or all inclusive. May perform other duties as assigned. Installs, repairs, and operates heating and air conditioning units, water coolers and refrigeration units in assigned facilities. Monitors, inspects, and calibrates equipment to ensure proper working order; maintains equipment to ensure continuous operation which includes charging system with refrigerants and recovery of refrigerants in compliance with environmental regulations. Troubleshoots malfunctioning heating, air conditioning and refrigeration systems to determine the cause of the malfunction. Provides technical assistance with the design of HVAC systems including installations and modifications to existing systems; Reads blueprints, equipment diagrams and drawings to properly layout projects. Prepares and submits requests for supplies and equipment; maintains an accurate record of materials and supplies used. Responds to emergency service requests in a timely and effective manner. Assist and monitor vendors/contractors while on site making repairs.

Performs preventive maintenance rounds on a weekly, monthly, and annual basis and enters inspections into CMMS in a timely and concise manner.

Installs and repairs plumbing/piping/tubing; wire single and three phase motors (single & two speed); install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics with major repairs and maintenance of building and equipment. Installs, repairs, and maintains electrical controls, switching and motor controls.

Maintains and repairs air handling units, exhaust fans, fan coil units, reheat coils, and other associated mechanical equipment.

Light plumbing, electrical, furniture moves and other general repairs.

Leadership Provided

None. May oversee temporary or contract workers as needed.

Knowledge, Skills and Abilities

This is a partial listing of necessary knowledge, skills, and abilities required to perform the job successfully. It is not an exhaustive list.

Skilled in use of tools and machinery common to trade and craft.

Knowledge of HVAC terminology; safety procedures; HVAC principles and techniques; the principles, practices and procedures of HVAC maintenance and repairs.

Skill in operating recovery equipment, tools, leak detection equipment, and various tools and meters used to perform daily job duties; operating basic hand and power tools such as a power drill, saw and related equipment.

Familiar with computer equipment and programs. Able to use hand-held and desktop devices to communicate and maintain service documentation and access and update asset information via work order system.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, plans, sketches, blueprints, and procedure manuals; write reports and correspondence; speak effectively before customers or employees. Use and understand facility building controls to assist in the operation of HVAC components.

Qualifications


Minimum Qualifications - Education and Experience

High school diploma or General Equivalency Diploma (GED). Minimum 3 years field experience with trade school training or 5 years total field experience.

Must have good communication skills, both verbal and written.

Preferred Qualifications - Education and Experience

Completion of Technical or Vocational course of study in HVAC and 5 years of experience performing repair maintenance on commercial HVAC systems.

Licensures and Certifications

EPA Universal Certification required.

Valid State of Georgia Driver’s License required.

Essential Capabilities and Work Environment

Required physical, lifting, and sensory capabilities are requirements to perform the job successfully. Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50lbs of equipment (pumps, tools, ladders).
