Schedule: Full-Time

  • Sunday and Monday: 8:00 am - 4:30 pm
  • Tuesday to Friday: 4:30pm - 10:00pm (can vary)
Job Summary:

  • Assist Plant Operations Manager in maintaining and repairing physical structures of buildings,various equipment and building systems and maintaining the grounds.
Essential Duties and responsibilities Include the following. Other duties may be assigned. Regular and predictable attendance is an essential function of the job.:

  • Supports Marketing Department in their effort to maintain a continuous in-house and communitymarketing and rental sales effort.
  • Always represent the community in a responsible and professional manner.
  • Paint as needed, shampoo carpets, strip and wax floors, appliance and plumbing checks, minorrepairs, etc. vacant units as directed by the Plant Operations Manager.
  • As needed, assist residents during move-in with furniture, as directed by the Plant OperationsManager.
  • Make every effort to ensure continuous resident comfort and satisfaction with services providedby the community.
  • Deal with resident requests and complaints in a professional and timely manner, with sensitivityand a positive attitude. Follow through on requests and complaints or make certain that the Associate responsible for resolution has followed through.
  • Know the names of residents.
  • Be sensitive and compassionate at all times with the residents.
  • Be aware of any changes in the mental, physical, or emotional well-being of the residents. If you notice any negative changes, discuss it with the Plant Operations Manager.
  • Be a team player with other Associates of the Community. Fill in and assist whenever possible; gothe extra mile.
  • Know the Chain of Command and follow it.
  • Work to contain and eliminate waste.
  • Keep current on regulations and sections of the California SDSS Manual (the Code) which pertain to your position.
  • Valid California State, Class B Driver’s License desirable.
  • Maintain and keep current First Aid Certification.
  • Report to the Plant Operations Manager, any repairs or maintenance needs.
  • Know the community floor plan.
  • Keep aisles, walkways, stairs, and work areas clean and clear.
  • Understand all emergency systems and respond to emergencies as required.
  • Support an on-going safety awareness program for residents and Associates.
  • Report all accidents, injuries or incidents immediately to the Executive/Associate Director or PlantOperations Manager, and document in Resident Log, memos to Associate files or Accident Reportsas appropriate.
  • Use all equipment, tools and implements with caution.
  • Perform and make arrangements for repair work as directed by the Plant Operations Manager.
  • Assist the Plant Operations Manager in completing all necessary inventories as needed.
  • Maintain a constant upkeep of the vehicles per the preventative maintenance calendar and make sure that they are filled with gas, oil and serviced when necessary.
  • Wash and wax all vehicles as needed or directed by the Plant Operations Manager.
  • Complete the portions of the Preventative Maintenance Program as directed by the PlantOperations Manager.
  • Routine Duties include, but are not limited to, the following:
  • Daily Dumpster Check: compressing and/or restacking cardboard.
  • Check vehicles, fill with gas and/or wash per schedule.
  • Clean dishwasher(s) two times weekly.
  • Weekly chlorination of fountain and cleaning per schedule, if applicable.
  • Cobweb abatement.
  • Daily “maintenance book” duties as directed by the Plant Operations Manager.
  • Carpet cleaning as directed (apartment and common areas).
  • Clean deck(s) and/or patio(s) as necessary.
  • Assist in apartment move-in preparation.
  • Assist in any preventative maintenance procedures as needed.
  • Constantly be alert for any deficiencies in concept, procedure, service, and performance.
  • Service oil re-circulation pumps in boiler room.
  • Check common area drapes and repair as necessary.
  • Assist in Activities Dept. table set-up and break down.
  • Assist with resident move-in and out as directed.
  • Be professional in appearance and conduct; maintain the integrity of the department while performing any duty as a representative of the community.
  • Strive to enhance abilities to perform duties in an efficient and orderly manner.
  • Remove the garbage from the resident laundry.
  • Be flexible with scheduling. Be able to do evening work as needed.
  • Clean carpets, strip and wax floors and common areas as directed
Qualifications:
  • Communication Skills
  • Ability to communicate clearly and effectively.
  • Interact well with our Carlton Family – residents, family members, all staff members, futureresidents.
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • So as not to jeopardize the safety and wellbeing of the residents, the ability to speak and/or writesimple English sentences for responding to their needs quickly and appropriately is necessary.
  • Reasoning Ability
  • Ability to apply common sense understanding and carry out written or oral instructions.
  • Education and Experience
  • Six Months to one year of related education and/or experience.
  • High School diploma or general education degree (GED), or equivalent experience.
  • According to Title 22 requirements, employee must be at least eighteen (18) years of age.
  • Mathematical Skills
  • Ability to perform basic mathematics – addition, subtraction, multiplication and division may be required.
  • Ability to perform these operations using units of American money and weight measurement,volume, and distance
  • Certificates, License, Registration
  • Current First Aid Certification (obtained through community)
  • DOJ and FBI fingerprint clearance must be completed prior to working in community (obtained through community)
  • Health screening and negative TB test, must be less than six (6) months old. (obtained through community)
