SUMMARY:
Performs routine maintenance and repair of residence, maintaining physical appearance of the grounds and building as well as ensuring that the building is physically sound and safe. Works with outside contractors as needed. Responsible for cleaning resident’s rooms and residence common areas including vacuuming, sweeping, dusting, polishing, mopping, disinfecting, etc. Discards waste into proper containers, replaces light bulbs and assists with any general housekeeping/laundry duties as necessary.
QUALIFICATIONS:

b. Knowledge, skills and abilities: Knowledge of maintenance functions and techniques, OSHA standards, state and local fire codes and other safety regulations required. The ability to organize and provide the maintenance needs of the residence and to work with outside vendors and contractors as required.
c. The ability to communicate effectively in English both orally and in writing is essential. Requires frequent heavy lifting, bending, stooping, climbing, pushing and stretching. Requires moving of heavy furniture, equipment and boxes.
d. Education: High school diploma or GED is preferred.
e. Experience: Four or more years maintenance experience is required, preferably in the health care industry.
f. Certificates/Licenses: HVAC certificate preferred. Valid driver’s license in the state employed is required.

ESSENTIAL FUNCTIONS, DUTIES and RESPONSIBILITIES:

1. Promote the mission and core values of the Residence and LCB Senior Living to residents, visitors, co-workers and the surrounding community.
2. As an associate you are expected to have an active role in growing community occupancy by representing and interacting positively with potential residents, family members and professionals.
3. Performs all duties and responsibilities with a positive attitude.
4. Performs routine maintenance and repair on the residence equipment.
5. Ensures work area is free of hazardous conditions.
6. Attends all required in-service trainings and/or orientations.
7. Follows all established safety procedures and precautions when performing environmental services.
8. Replaces burned out light bulbs for exit lights, overhead lights, room call lights, exterior lights, etc.
9. May act as contact person for vendors performing maintenance jobs.
10. Demonstrates proper usage of chemicals and equipment.
11. Cleans residence floors, including vacuuming, sweeping, damp and/or wet mopping, stripping wax, disinfecting, etc.
12. Cleans carpets including vacuuming, shampooing, deodorizing, disinfecting, etc.
13. Cleans and/or polishes furniture, fixtures, ledges, heating and cooling units in residents’ rooms, common areas and offices.
14. Cleans, washes, polishes and sanitizes resident and common area bathrooms.
15. Cleans windows and mirrors in resident’s apartments and common areas.
16. Cleans walls and ceilings by washing, wiping, dusting and spot cleaning.
17. Discards waste/trash into prop containers and re-lines trash receptacles.
18. Discards waste/trash into facility dumpster.
19. Cleans and properly stores equipment after use.

20. Maintains common area furniture in proper positions

22. Responds to residents requests.
23. Perform all laundry aide duties.

25. Shovels snow and clears grounds as needed.
26. Clears residents trash cans.
27. Plumbing as needed.
28. Replaces HVAC filters.
29. Remove/replace dumpster as needed.
30. Light electrical work as requested.
31. Perform any other duties deemed necessary.
