Building trade skills: Maintenance Assistants should have basic knowledge in areas of electrical, plumbing, HVAC and carpentry

Using cleaning supplies and equipment: From floor buffers to power washers, it is important that Maintenance Assistants have working knowledge of this type of equipment

Understanding safety procedures and practices: Adhering to safety practices is important to avoid injury or workplace accidents for employees and the public

Work Setting

Maintenance Assistants must always follow the office dress code according to the Property Manager. They will be in an office setting for most of the day. Liaising with service providers, contractors, and vendors for scheduling and following up on completed contracted work. Ordering supplies for the maintenance team to ensure supplies are available for work order completion. Entering and removing work orders to help keep the completed number of work orders true and correct. Handling resident complaints regarding dissatisfaction of completed or incomplete work orders/issues within the resident’s apartments, in a professional and understanding way, is a must.

Maintain Reports

Maintenance Assistants must keep accurate and up-to-date records pertaining to repairs and cleaning schedules. They are also responsible for maintaining inventory of necessary parts, cleaning supplies and other materials needed to perform their job duties.

Planning

Maintenance Assistants must be able to ensure that the maintenance staff is completing the Preventative Maintenance Plan accordingly. Being able to present new ideas to improve the site or common work practices related to the plan is important.

Inspections

Maintenance Assistants must keep accurate notes and pictures regarding to the House Keeping Inspections. They are also responsible for providing detailed reports of housekeeping issues and issuing appropriate notices of noncompliance to the residents. Submitting the correct resident damage charges in the apartments must be done timely and filed correctly.

Maintenance Assistant Physical Requirements

Being a Maintenance Assistant is a physically demanding occupation. It is important that those considering this career be in good physical condition and have the following abilities:

• Lift up to 25 lbs. as needed
• Walk, bend and stretch as required
• Stand for long periods of time
• Good balance and eye-hand coordination
