Job Summary
Manages the maintenance and operations activities for Scottsdale Community College. Oversees facilities maintenance, operations and facilities projects, and staff maintenance efforts. This position will provide the department with a manager responsible for the maintenance and operations of the entire campus. The position will oversee the in-house and outsourced maintenance staff, construction and renovation of the campus built environment.
Essential Functions
40% - Plans, organizes, and directs the administration and delivery for the maintenance and operations management for 160 acres and 27 buildings totaling approximately 686,880 square feet of campus-built environment; staff activities and work load. Implements, manages and monitors major and regular preventive maintenance programs; conducts weekly-routine inspections of all facilities; resolves maintenance issues, proposes and implements facility improvements, initiates repair, and replacement or purchase of equipment. Directs and oversees the resolution of escalated issues and customer concerns.
20% - Develops and implements methods, procedures and workflow efficiencies. Conducts daily inspections for contract compliance, along with daily inspection logs. Ensures plant maintenance of chillers, boilers, cooling towers and all HVAC and equipment. Interacts with subcontractors and outside vendors. Manages trades supplies and inventory to ensure optimal efficiency. Establishes, maintains and promotes an on-going work responsive relationship with all staff, faculty, and other customers. Oversees the management and compliance of our energy management and sustainable initiatives. Perform repairs for a variety of maintenance issues.
15% - Plans, organizes, assigns, supervises, reviews and evaluates the work of staff. Recommends and/or approves staff selection, directs training and the disciplinary process for the department. Ensures all employees are adhering to the policies and procedures.
15% - Plans, schedules and reviews maintenance and operations procedures; analyzes existing services; makes and implements recommendations to existing services that should be enhanced. Monitors contract labor, supplies and equipment are well within the operating budget set in each fiscal year. Manages and makes budget recommendations with a multimillion-dollar budget. Provides and makes recommendations to the Facilities Director; creates reports regarding staffing, supply spending and projects; provides cost estimates for maintenance projects.
10% - Participates in strategic planning and decision making; responsible for grounds and facilities special projects; meets with various boards and committees; attends meetings as designated by immediate supervisor; performs other related projects and duties as assigned.
Minimum Qualifications
High School Diploma or GED
AND
Nine years of experience related to the management of facilities and grounds maintenance operations
AND
Two (2) years of supervisory experience, which may be included in the above nine years requirement
There is no substitution or equivalency allowable for the High School Diploma or GED.
Desired Qualifications
A. Current industry certification: IFMA CFM or FMP AND/OR BOMI FMA
B. Ten (10) years or more in facility management with an emphasis on preventative and reactive maintenance, quality control, reporting and category spend
C. Five (5) years of proven customer service in third-party or in-house operations roles
D. Prior experience managing and maintaining plant equipment and underground utilities
E. Experience with computer software for performing functions such as communications, maintenance management, daily work order tracking and budgeting
Special Working Conditions
- Possession of a valid State of Arizona Class D Driver's License is required; employee must meet district minimum standards regarding driving: https://www.maricopa.edu/about/careers/application-information#mvd
- Position is on a 24 hour emergency call
- Availability for on-call activity during off hours for urgent needs
- Reports to campus emergencies after hours
- Requires day, evening, and weekend work
- Required to lift up to 50 lbs.
- Work outdoors in a variety of temperatures and environmental conditions
- Work is performed in both the field and in an indoor office environment with frequent exposure to hazardous physical conditions (such as mechanical parts, electrical currents, vibration, etc.); frequent exposure to atmospheric conditions (such as fumes, odors, dusts, gases, poor ventilation, etc.); moderate exposure to extreme temperatures, movement restrictions, intense noise or travel
