Starting Salary: $62,400 annually

POSITION OVERVIEW*

The Maintenance Supervisor supervises a crew of maintenance technicians and is responsible for ongoing maintenance, oversight of repairs, coordination of the maintenance crews work, and development and implementation of Preventive Maintenance Plans at properties assigned to their portfolio that are owned and/or managed by HomeRise. Prioritization and coordination with the rest of the Housing Operations team is vital.

ESSENTIAL FUNCTIONS*

Establish, maintain and follow effective safety procedures for the Maintenance staff.

  • Supervise crew of Maintenance Technicians and Janitors.
  • Coordinate and prioritize work requests with Site Managers.
  • Develop and implement Preventive Maintenance Plans for each site.
  • Assess material/supply needs, submit purchase requests or purchase supplies as needed. Maintain a centralized tool and supply inventory.
  • Develop cost-containment measures to reduce maintenance expenses.
  • Perform basic to advanced maintenance duties for all HomeRise properties including:
  • Plumbing: un-clog sinks, toilets, showers and tubs; repair/replace toilets, faucets.
  • Electrical: repair/replace broken switches/plugs/fuses; replace smoke detectors
  • Carpentry: repair/replace damaged wood trim; make doors/windows operable (including sash cords); repair/replace door/window hardware
  • Glazing: replace broken door/window glass
  • Painting: exterior and interior
  • Telephone: relocate phone lines; replace telephone units
  • Drywall repair
  • Carpet cleaning/shampooing
  • Unit turnaround overflow
  • Process maintenance work orders through completion.
  • Provide ongoing training and support to maintenance technicians or janitors to develop the skills and capability of the maintenance crew.
  • Complete daily work reports.
  • Provide occasional maintenance support at other sites as requested.
  • Provide ongoing after-hours maintenance support under an after-hours maintenance rotating schedule.
  • Other tasks as assigned.
  • Attend required Housing Operations Department and All Staff meetings.

POSITION DETAILS*

Location: 1750 McAllister Street, San Francisco, CA

  • Status: Full-Time / Exempt
  • Schedule Hours: Generally, Mon - Fri 8 AM - 4 PM
  • Reports to: Maintenance Operations Manager

QUALIFICATIONS

*
High school Diploma or GED is required.

  • Seven years experience in multi-family (apartment or hotel) maintenance.
  • Ability to assess and prioritize work requests to determine the daily schedule.
  • Familiar with all aspects of residential building maintenance.
  • Sensitivity to residents in a supportive housing environment.
  • Ability to work independently.
  • Ability to supervise and manage staff with diverse work histories and life experiences.
  • Ability to train and support maintenance personnel.
  • Ability to communicate (both verbally and in writing) with building management staff and residents.
  • Available for major building system emergencies after hours if necessary.
  • Ability to work with other Maintenance Tech and Senior Maintenance Tech personnel.
  • Working knowledge of Microsoft Office, Outlook, Word, etc. required.
  • Ability to adequately communicate (both verbally and in writing) with building management staff/residents.
  • Strong interest in social justice and advocacy.
  • Valid phone number required.
