POSITION SUMMARY: Maintenance Technicians are considered essential staff and maintain the upkeep of FBHA. This position directly reports to the Maintenance Manager which performs a wide variety of maintenance duties to provide a routine of clean, orderly, and safe environment for the Fort Berthold Housing membership. Technicians should have experience or knowledge in the fields of carpentry, electrical repairs, and plumbing. So that the combined resources are available to handle the full range of maintenance required by FBHA.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Maintain, repair and upgrade properties/homes to assure upkeep and safety, including but not limited to:Cement, Cleaning, Doors, Electrical, Floor repairs, Furnaces, Lighting, Locks, Mechanical, Painting, Paving, Plumbing, Roofs, Screens, Structural, Windows.
  • Provide minor home repair in accordance with annual inspection needs assessment.
  • Work with Occupancy Department to develop an annual management system for pest control and extermination.
  • Maintain an annual work order system.
  • Conduct preventive maintenance on homes.
  • Provide stand by emergency service for housing units.
  • Remove toilets when necessary to replace flooring and unplug toilets.
  • Assist in installation of gas, water, and sanitary fixtures and test for leaks.
  • Maintain and turn in daily logs of maintenance activity.
  • Subject to 24 hour calls for emergencies such as gas leaks, furnace outages, lock outs, flooding and/or other emergency calls.
  • Carry out ALL FBHA policies for and effective and efficient Maintenance Department.
  • Responsible for carrying out electrical switches and outlets according to electrical warranties and procedures.
  • Assure grounds are well kept. This includes removal of trash, mowing, weed control, and snow removal.
  • And other duties as assigned.

SUPERVISORY REQUIREMENTS:

  • The requirement for managing others does not exist.

KNOWLEDGE, SKILLS, AND ABILITIES:

SPECIAL REQUIREMENTS:

  • Must be flexible and able to work in a varied schedule, including weekends and some holidays as required.
  • Must take a pre-employment drug test.
  • Will be subject to FBHA Alcohol & Drug Policy.
  • Participate in training sessions and workshops that are pertinent to your job description to enhance your knowledge and skills.
  • Flexible and cooperative to accommodate job demands.
  • Attend all meetings that are required by your Department Director.
  • Contributes to team effort by accomplishing related results as needed.
  • Must be prompt in completing work assignments and work orders for the completion of services and material rendered to the tenants.
  • Required to work in summer and winter so proper dress is required.
  • CPR and First Aid certificates must be obtained within 3 months of hiring and keep CPR and First Aid certification updated.
  • Be insurable by Fort Berthold Housing Vehicle Insurance Carrier.
  • Must have a phone.
  • Must pass a background check.

KNOWLEDGE:

  • Knowledge of supplies, parts, tools, equipment used in housing maintenance and care of grounds.
  • Knowledge of housing structure, plumbing, electrical, heating, lawn care and industry standard.
  • Knowledgeable of interior and exterior paints and equipment.
  • Knowledge of safety procedures while working with power tools and various tools.

ABILITIES:

  • Ability to work with minimum day to day supervision.
  • Ability to communicate effectively and solve problems related to property upkeep, work completion, tenants, and Manager.
  • Demonstrated ability to communicate with elderly, individuals with disabilities and low-income individuals and families.

MINIMUM QUALIFICATIONS AND EDUCATION:

  • Must have a High School Diploma or GED equivalency certificate. REQUIRED.
  • A minimum of two years’ experience in minor electrical, plumbing, and carpentry repairs.
  • Must possess a valid ND Driver’s License.
  • Ability to follow verbal and written instructions. Good interpersonal relations.

WORKING CONDITIONS:

  • Unless otherwise properly approved, the normal schedule of hours is from 8:00 a.m. to 12:00 noon, and from 12:30 p.m. to 4:30 p.m. Deviation from the normal schedule may be required for certain programs.
  • Must be in good physical condition for ladder type activities, kneeling for floor work, climbing, and physical demands for lifting 50 to 100 pounds.
