Job Title: Apartment Maintenance Technician
Placement Type: Direct Hire
Salary: $23/HR+ (Based on experience)
Location: Madison, WI
Schedule: Monday – Friday; First shift + On call
SUMMARY: The Maintenance Technician will perform routine maintenance duties to include; rough and finish carpentry, painting, equipment and facility repairs, including light electrical work, and perform various grounds/custodial duties as needed. This is a full-time position requiring regular attendance in accordance with the company's attendance policy, valid driver’s license, and a reliable vehicle as frequent travel is required.
PRIMARY DUTIES:
● Respond to management, staff, and resident maintenance requests and quickly executes performance of requests.
● Perform inspections of all apartments, buildings and common areas. Report and/or perform repairs as necessary and complete necessary paperwork.
● Maintains tools and maintenance equipment to ensure they are in good working order; keeps maintenance room in neat condition.
● Perform light electrical repairs.
● Light carpentry background to assist with the installation of doors to include interior and exterior cabinets, subfloors, countertops, installing shelves, hooks, or closet rods.
● Assist in preparation of vacant apartments for new residents, including; carpentry work, drywall, painting, staining, and other necessary repairs and improvements.
● Assist with custodial work as necessary, including but not limited to; sweeping, mopping, vacuuming, trash removal, cleaning, grass mowing, etc.
● Perform assigned snow removal.
● Assists with loading or unloading trucks and moving furniture when needed.
● Perform assigned work at different locations as required.
● Available to respond to emergency calls when on-call after hours. POSITION SPECIFICATIONS Necessary Knowledge/Skills:
● Ability to work with hand tools, basic mechanical aptitude. High school education or GED. Minimum language ability:
● Must be able to read service requests, memos, safety instructions, assembly instructions & write list of materials used, report & speak to residents in regard to work orders, problems & communicate with managers, verbal contact with vendors. Physical demands (strength):
● Medium Work: Exerting up to 100 pounds of force occasionally and/or up to 50 pounds frequently, and/or up to 10 pounds of force constantly to move objects. Type of physical demands:
● Climbing and/or balancing (frequently), stooping, kneeling and crouching (frequently), reaching, handling, fingering and feeling (frequently), talking and/or hearing (frequently), and seeing (frequently). Environmental conditions (physical surroundings):
● Both Environmental Conditions: Activities occur inside and outside in approximately equal amounts. Environmental conditions (hazards):
● Exposure to electrical shock. Machines, tools, equipment, and work aids:
● Electrical tester, telephone, hand tools, power tools, cordless tools, walkie-talkie.

Pay: $23.00 - $25.00 per hour
Schedule:
- 8 hour shift
- Monday to Friday
