SUMMARY DUTIES
The Maintenance Technician is responsible for maintaining an attractive appearance of building(s) at all times. Address many aspects of community presentation, including any needed outdoor and indoor repairs to service the needs of the residents/occupants. The Maintenance Technician is consistently focused on teamwork, willing to go above and beyond to get the job done.
ESSENTIAL RESPONSIBILITIES
Perform highly diversified duties to maintain building/apartments
Provide emergency/unscheduled repairs as needed
Read and interpret equipment manuals to perform required maintenance and complete work orders through YARDI Maintenance software
Diagnose and solve maintenance issues, interior, exterior, common areas
Interior cleaning including but not limited to cleaning glass, handles, elevator, dusting, sweeping, vacuuming and mopping floors
Exterior ground maintenance including but not limited to removal of weeds, blowing of leaves, debris/ trash pick-up, etc.
Garbage Room: Keep room clean, and organized at all times, disinfect/wash containers, and floor regularly
Perform regular preventive maintenance as needed
Perform a variety of plumbing maintenance, HVAC, electrical, painting/spackling and carpentry functions. Including but not limited to dryer vent cleaning, replacing HVAC filters, common area painting, etc.
Making vacant units ready for rental
Use a variety of hand and power tools, and material handling equipment in performing duties.
Comply with safety regulations and maintain clean and orderly work areas
Upholds company standard policies and procedures
In the performance of job duties, will follow established safety procedures and policies
SKILLS AND QUALIFICATIONS
High School Diploma or GED
3 – 5 years Maintenance Experience
Strong working knowledge of plumbing, electrical and general mechanics
Self-starter with a positive attitude
Valid Driver’s License and vehicle
TRAVEL
Travel is expected with this position as applicable.
PHYSICAL DEMANDS
While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud.
When traveling, will be able to comfortably move through airports and public transportation stations, transporting luggage, walking, sitting and standing for extended periods of time.
