GENERAL DESCRIPTION


Under general direction of the Director of Sales/Production, the Manager JanPro & Bench services researches, develops, implements, evaluates, procures work & service business opportunities and directs day to day operation of JanPro employees, Bench employees and persons served. This includes but is not limited to assuring the services of JanPro and Bench are well-coordinated, timely executed, and a quality delivered representation of Macon Resources' mission.


ESSENTIAL JOB RESPONSIBILITIES


  • Develops accurate cost estimates for new and/or revised annual updates for current JanPro and Bench contracts. Researches industrial and janitorial work opportunities.


  • Assists with the costing and profitability analysis for new businesses, to include: specific descriptions, drawings, or blueprints of the product or service being provided; raw materials needed; any equipment requirements and approximate costs and/or vendors; anticipated quantities; quality requirements; labor and supervision needs; packaging requirements; transportation requirements; delivery deadlines; and payment requirements from the end customer or user.


  • Develops initial and/or revised production methods and time studies. Develops, revises and ensures the department follows clearly outlined expectations for each contract.


  • Makes recommendations to the Director of Sales/Production on specific bids or acquisitions based on the initial research and in-depth analysis, work volume, and profitability.
  • Assists with writing or reviewing contract language to assure inclusion of all necessary information to protect the agency and promote work training.


  • Assists with the initial set up of the new jobs and in establishing the written Job Instruction guidelines and quality control parameters; to assure quality, quantity and on time shipment of products or completion of services.


  • Inspects quality of the initial finished service or batch of any new product to assure that quality specifications are met and well defined. Ensures acceptable/planned levels of services to contract customers. Assures inspection of all work for quality of work on a scheduled basis and copies written inspections to the Director of Sales/Production as requested.


  • Completes consistent follow-up for all viable business opportunities. Builds sound business relationships with local leaders, and potential customers, wherever the businesses are located; maintains business relationships with current customers to promote future work opportunities. Establishes and maintains communications with contact person for each contract. Completes follow-up of customer satisfaction on a scheduled basis.


  • Assumes the responsibility to attend and complete the initial MRI training requirements (core training and job-specific training). On an ongoing basis, attends and participates in any required recertification or refresher sessions and/or other training deemed appropriate by the super-visor and/or the Program/Department Director within specified time frames.


  • Assures schedule coverage for all assigned on-site and off-site work locations and customer contracts; is responsible for full-time, part-time and temporary employees and persons served in training assigned at work sites.


  • Ensures inventory and ordering of supplies to maintain threshold levels for all work sites; and ensures security of supplies.


  • Ensures fiscally sound operation by evaluating and revising as necessary cost control methods and continuation or procurement of contract work at a level to support the cost centers of responsibility.
  • Selects, trains, and develops an effective and efficient staff:


  • Reports damaged or down equipment where appropriate for repair at MRI to the Lead Maintenance Foreman; contracts and ensures repair of equipment with outside vendors, as needed; and notifies the Director of Sales/Production, either verbally or in writing, of large down equipment.


  • Ensures that preventive maintenance is scheduled and completed for all assigned equipment. Ensures preventive maintenance logs are completed and retained in accordance with agency policies and procedures.


  • Handles and manages waste and industrial materials meeting record keeping requirements as directed and assigned in accordance with agency safety policies and procedures.


  • Ensures accurate daily and weekly work-training payroll time records are accurately entered in Paycom.


  • Assures customer billing completion using approved forms and routes them to designated employees for processing within designated time frames.


  • Assists the Program/Department Director to manage employees who supervise persons served to assure compliance with agency policies and procedures and standards; communicates standards regarding accreditation, licensure and certification to employees; plans and coordinates production activities to achieve and maintain accreditation, licensure and certification of all direct clinical services provided by MRI/
    • Shares verbal information with CDS employees regarding work skills and work behaviors for persons served who have or are working in jobs in the area.
    • Reports any unusual individual behaviors or circumstances in a timely manner for the JanPro area and keeps the Director of Sales/Production and designated CDS employees informed of such occurrences in a timely manner.
    • Provides initial and ongoing job training with persons served at off-site locations. Seeks training support from designed CDS employees when the time needed for training of any person(s) served prohibits the timely completion of customer contract work.


  • Obtains bids and quotes annually for regularly used cleaning materials and copies to the Director of Sales/Production for purchasing decisions and for updating job costing


  • Researches and recommends any added equipment which may be needed for current or proposed new contracts in writing to the Director of Sales/Production.


  • Drives MRI vehicle or his/her own vehicle, transports persons served in work training and MRI equipment to/from work sites; observes all local, state and federal laws, as well as, all agency policies and procedures.

JOB QUALIFICATIONS


  • Bachelors degree preferred


  • Must be able to meet the following physical capabilities.
    • lift and carry 50 lbs;
    • full range of mobility: turn, balance, push, handle, reach, stoop, kneel;
    • good eyesight and vision, depth perception, color vision, eye/hand coordination, acuity-field of vision, acuity-near.
    • adequate speech and hearing to complete job responsibilities; and good hand and finger dexterity.


  • Must be able to work in the following environment:
    • inside and outside, hot and cold, with temperature changes;
    • noise and vibration;
    • adequate ventilation and light; and moving objects.


  • Must be able to safely and effectively operate industrial cleaning equipment including but not limited to vacuum cleaners, floor scrubbers and buffers and carpet cleaning equipment; and to use ladders.


  • Must be able to assure contract compliance for janitorial and bench services at multiple sites, and effectively monitor equipment functioning, materials, and quality.


  • Must have effective and diplomatic oral and written communication skills.


  • Must have reliable transportation to conduct agency business and/or to transport persons served as needed; must maintain a valid Illinois Drivers License and a good Motor Vehicle Record.
  • Must maintain a telephone at residence in order to coordinate job responsibilities.


  • Must be able to provide quality supervision to janitorial and lawn care employees.
