Lone Mountain Land Company (LMLC) manages the planning, entitlement, building, marketing, and sale of premier real estate communities around Big Sky, Montana. The company supports world- class operations at Spanish Peaks Mountain Club and Moonlight Basin and oversees real estate activities at Spanish Peaks, Moonlight Basin, Big Sky Town Center, and other projects in the Big Sky region.
POSITION SUMMARY:
Under the supervision of the Project Manager, the Project Coordinator will assist in collaboration with the Project Management team to ensure all projects meets expectations of quality, cost, schedule, and safety.
DUTIES AND RESPONSIBILITIES:
- Ensure, on a daily basis, that construction work is performed in accordance with design intentions.
- Work with Lone Mountain Land Company Project Managers, Owners, Owner’s Representatives, Architects, Engineers, General Contractors and Real Estate Brokers to ensure quality, cost, and schedules are maintained.
- Perform field inspections to validate work is performed in compliance with owners and purchasers design and specifications throughout the project.
- Review and ensure that both the Owner and Contractor meet the contract requirements.
- Manage the sales contract on behalf of the development team from start to finish:
- Progress payment correspondence, tracking and coordination
- Track and maintain contract contingency periods
- Buyer change order requests, approval, and payments
- Close out of contracts including punch list and closings
- Manage the Buyer Change Order process:
- The degree of changes allowed on a project will be project specific
- Assist client with any requested modifications by gathering all information and design relevant to the change
- Coordinate with the general contractor for all pricing
- Process and communicate changes and schedule implications back to the purchaser
- Coordinate sales amendment with the listing agent and buyer’s agent, and coordinate receiving the payments
- Help to process the change order with the general contractor once the payment is received
- Ensure the modifications are taking place in the field by performing weekly site visits
- Develop and coordinate monthly progress reports for units under construction
- Punch list, inspections, and closings
- Coordinate the issuance of the notice of completion for the unit
- Coordinate any inspections and punch list formation with the client and real estate agent
- Follow up with the contractor to ensure the punch list is getting complete.
- Coordinate closing of the unit with the purchaser, real estate agents, title company and attorneys
- Warranty
- Coordinate the O&M manuals with the contractor to ensure they are complete and put into the units as well as provided electronically on a flash drive.
- Communicate with the purchasers for any warranty work
- Responsible for proactively scheduling and planning to ensure goals are met on schedule.
- Represent company in project meetings and attend strategy meetings.

QUALIFICATIONS:
- 1-3 years in property management or construction industry. Degree in related field may be acceptable.
- Construction experience on Residential or Commercial projects.
- Valid driver’s license.
