Project Manager

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Manage the pre-planning, planning, entitlement phase, construction documentation.
• Oversee construction phases of each project from beginning to completion and prepare turnover to operations.
• Manage construction manager, architects, sub-contractors, consultants and vendors who are related to the project
• Create total cost budget analysis for all projects, manage cost and communication related to project for financing purposes
• Oversee and approve change order requests and make sure project stays on budget
• Oversee project timeline to make sure it is appropriately progressing per schedule and minimize delays when possible
• Engage all vendors necessary for the project and manage their scheduling
• Coordinate any and all franchise requirements for each project including but not limited to franchise documents, franchise fees, insurance requirements, etc.
• Coordinate insurance requirements for each project
• Review and approve floor plans, elevations and other drawings as requested by architect/franchise
• Coordinate any licenses/permits required for opening of stores
• Communicate project status to operations team and Director of Development
• Attend and participate in weekly conference calls with franchise construction managers and developers
• Miscellaneous duties and other duties as assigned.

REQUIREMENTS

• Minimum of Bachelor’s degree or equivalent experience
• Strong communication skills
• Proficient in Microsoft Word, Excel & PowerPoint
• Minimum of 5 years of project management experience preferred
