About the Construction Project Manager

The Construction Project Manager will provide leadership and support Upperline’s growth team by organizing, managing, and delegating all aspects of the construction and tenant improvement projects for denovo clinics and existing clinics in a timely and economical manner. To be successful in this role, the Project Manager will need to collaborate internally across multiple departments as well as maintain and build external relationships to deliver de novo clinic plans and ensure existing clinic renovations and relocations are efficiently and effectively executed to completion. Ideal candidates will have multi-site, construction, real estate and / or tenant uplift project management experience. This position is based in Nashville, TN.

What You’ll Do

  • Own and manage multiple active denovo and existing clinic construction / real estate and tenant improvement projects simultaneously and proactively plan for continuous pipeline of future projects
  • Assess markets for optimal sites specific to Market Wallet and associated metrics
  • Involvement in site identification for new and transferring clinics
  • Curate and lead lease approval presentations for Real Estate Committee
  • Assist SVP of Growth in lease negotiation and review of all construction work letters
  • Review and distribute documents related to construction: work letters, insurance, sign criteria, utilities
  • Monitor leases to ensure execution is in line with clinic openings
  • Coordinate and oversee architectural design team
  • Assist in interviewing and selection of outside consultants and vendors
  • Select general contractors and any 3rd party vendors for construction
  • Review all required contracts pertaining to construction projects
  • Responsible for timely execution of permitting process
  • Accountable for obtaining approvals and payments for invoices related to construction
  • Manage all construction activity and accountability of team members
  • Lead weekly meetings with development team to ensure all projects are tracking
  • Direct clinic staging team in roll out of new and transferring locations
  • Coordinate uploading of relevant documents in Real Estate Management Software
  • Manage approval of final punch lists
  • Coordinate new and existing signage for clinics: Sign renderings, quotes, approvals, permits, installation, and invoices
  • Collaborate with marketing team to assist in marketing collateral design and distribution
  • Work with credentialing department for insurance of new and moving facilities
  • Ensure up to date and accurate information about clinic openings is readily available to internal and external stakeholders
  • Ongoing development of efficiencies in project management processes against industry peers; influence change as needed

Qualifications of the Construction Project Manager

  • A minimum of one year of experience as a Project Manager
  • Construction or Real Estate project management experience across multiple sites is desired
  • Tenant improvement experience or exposure is strongly preferred
  • Previous experience working with general contractors in multi-site development
  • Proven success working with multiple partners across multiple projects simultaneously
  • Demonstrated problem solving skills, ability to communicate across a wide variety of stakeholders and flexibility to work in a fast-pace and evolving environment
  • Exceptional organizational skills, ability to prioritize and multi-task and proficiency in planning, negotiating, and networking
  • Strong leadership attributes and servant management mentality

Compensation

Compensation is commensurate to compensation for similar positions in the region and based on prior training and experience
