  • Title: Property Maintenance Technician

Reports to: Director of Property Management

Department: Property Management

Position Summary:
Provide day-to-day maintenance services to buildings and other properties ensuring they always remain in good condition.

Actual work may be completed by the Property Maintenance Technician, Department Supervisor, or a vendor, as directed by the PM.

  • Essential Duties and Responsibilities:

Ensure that properties are safe and void of any danger to their occupants, visitors, and workers.

  • Suite Maintenance and Cleanup
  • Diagnose problems with appliances and facilitate their prompt repair. Carry out repairs on minor problems such as light fixtures, clogged toilets, leakages, peeling walls and ceilings, etc.
  • Check lock boxes and coordinate rekeys.
  • Install and remove vacant suite signage.
  • Inspect for roof leaks and report any issues
  • Inspect plumbing and electrical to ensure in proper working order and compliance with regulatory standards.
  • Verify cleanliness and functionality of the suite including:
  • Toilets clean and in working order.
  • Free of pest. Contact pest control, if needed.
  • Walls and ceilings free of stains. Replace ceiling tiles and touch up paint as needed.
  • Oversee window/door glass repairs.
  • Ensure operation of mini blinds.

Exterior Building/Parking Lot Maintenance

  • Oversee the cleanliness of grounds including landscape beds, parking lots and sidewalks.

Grounds should be free of paper, trash, cigarette butts, etc.

  • Replace exterior canopy lights and lenses, as needed. Coordinate GA Power light repairs.
  • Inspect and ensure cleanliness and quality of building exteriors and parking lots. Perform exterior cleaning and repair including:
  • Remove graffiti or other vandalism if present.
  • Pressure wash sidewalks, curbs, and signs.
  • Paint building, curb stops, car stops, etc.
  • Repair potholes.
  • Spray and remove weeds growing in parking lots and sidewalks.
  • Check smoking urns. o Ensure proper removal of trash from properties. Notify appropriate parties of excess dumpster trash.
  • Inspect fencing around properties looking for damage or vandalism. o Ensure storm drains are free of trash and draining properly.
  • Spread ice melt as needed in winter months.
  • Winterize plumbing systems, when needed.

Maintenance Administration

  • Design, plan and schedule for vendors and/or warehouse personnel to assist in execution of work, as directed by PM.
  • Maintain open communication with PMs.
  • Report any abnormal activities such as possible tenant skips, break-ins, abandoned vehicles, etc. to PM.
  • Perform weekly valve checks.
  • Accompany lender and insurance inspectors when conducting property inspections.
  • Distribute tenant notices and/or coordinate repairs with tenants, as needed.
  • Maintain and submit weekly time sheets and records of work performed on approved forms.

Required Qualifications

  • Minimum of five (5) years of experience in a similar property/building maintenance technician role.
  • Working knowledge of electrical, plumbing and HVAC preventive maintenance and repair.
  • Demonstrated mechanical skills to handle minor repairs and fixtures.
  • General maintenance skills such as organization, efficient resolution of maintenance tasks.
  • Knowledge and understanding of electrical, plumbing and construction codes.
  • Have reliable transportation and maintain a valid GA Driver’s License.

Normal M-F workweek but is expected to be available 24/7 for tenant emergencies and inquiries (on call). Generally, daily operations require use of PPE (gloves, safety glasses, ear plugs, etc.) to operate equipment, complete inspections, and handle work conditions. Required PPE must be worn properly.
