JOB SUMMARY/OVERVIEW

The Real Estate & Facilities department is responsible for TriNet facilities globally. This includes the full lifecycle of our real estate, from the strategy behind our locations, to site selection and leasing, design and construction and to ongoing operations. Our team plays a meaningful role in the experiences that our colleagues have every day and helps power the enterprise.
The Real Estate Sr Manager will lead efforts to develop real estate strategy and manage real estate operations and projects for TriNet’s global portfolio. The successful candidate will have proven track record of leading international real estate projects and be experienced in strategic planning, site selection, executive partnering, and have strong project management skills.
The ability to develop and influence executive level relationships and to leverage strong project management skills are the keys for success in this role.


ESSENTIAL DUTIES/RESPONSIBILITIES

  • Build strong relationships with senior leadership, colleagues, & partner organizations to drive positive real estate outcomes
  • Work with internal customers, service partners, and the real estate approving bodies to collect data and perform financial analysis leading to executable lease projects
  • Lead real estate transaction projects using industry standard methodologies
  • Manage 3rd party lease administrator and software platform
  • Participate in and/or lead site selection tours with brokerage partner(s) and business leaders
  • Handle internal lease documentation processes
  • Build internal process documentation to expedite real estate related activities
  • Review & approve rent, Common Area Maintenance (CAM), and annual reconciliation statements
  • Prepare communications and notices for landlords and property managers
  • Assist Director with strategic plans and preparing executive presentations
  • Participate in the budget development cycle (ex. OPEX, CapEx)
  • Other projects and responsibilities may be added at the manager’s discretion.

JOB REQUIREMENTS AND QUALIFICATIONS

Education:

  • Bachelor’s degree required

Experience:

  • 10+ years of proven experience in Corporate Real Estate, Lease Administration, Property Management, or related field
  • Proven track record in corporate and commercial real estate transactions
  • Extensive lease administration & portfolio management work

Other Knowledge, Skills, and Abilities:

  • In depth knowledge of real estate standard processes with prior leasing experience and interactions with 3rd party brokerage partners
  • Experience leading a strategic real estate planning process
  • Excellent customer service to all levels in the organization
  • Strong organizational and time management skills!
  • Ability to operate with discretion and maintain confidentiality
  • Troubleshooting and creative problem-solving skills
  • Ability to communicate and connect with employees at all levels of the organization
  • Ability to handle multiple projects and prioritize in a dynamic environment
  • Ability to work under pressure while maintaining composure and professionalism
  • Excellent verbal and written communication skills!

WORK ENVIRONMENT/OTHER INFORMATION (Travel required, physical requirements, on-call schedules, etc.)

  • Occasional domestic travel will required
  • Ability to respond after-hours to critical issues
  • Ability to lift 25 lbs.
