Job Title: Regional Maintenance Director

Job Summary:
The purpose of the Regional Maintenance Director is to assist in the development of CWS maintenance programs and to support, train, and provide guidance to the Maintenance Directors and sites as it relates to maintenance operations. The Regional Maintenance Director maintains communities according to CWS Apartment Homes LLC policies, procedures, and standards.

This position reports to the Director of Maintenance.

Essential Functions and Responsibilities:

  • Support maintenance team members
  • Ensure that company standards for the performance of maintenance functions are consistently maintained onsite within the regions.
  • Provide on-going direction, guidance and technical training to maintenance staff and property management staff as necessary, in coordination with management and other departments.
  • Assist in staff planning, recruiting, interviewing, and hiring of all maintenance staff.
  • Provide on-boarding training for Maintenance Directors.
  • Provide continuous feedback regarding the maintenance staff’s performance to regional leadership.
  • Monitor training compliance of maintenance staff by property.
  • Conduct property inspections to improve maintenance operations and standards
  • Conduct bi-annual property inspections, or as requested by regional leadership to ensure maintenance policies and procedures are followed.
  • Ensure property inspection reports are conducted regularly onsite.
  • Review property reports monthly to understand what maintenance or service issues need to be resolved or improved.
  • Coordinate technical trainings for maintenance staff such as HVAC, EPA, and appliance repair.
  • Collaborate with other Regional Maintenance Directors and regional leadership on initiatives to develop policies, processes and programs to continuously improve maintenance operations and standards.
  • Evaluate, manage, and contract regional maintenance operations contractors to gain economies of scale and ensure contractors are meeting the requirements of their contracts.
  • Provide accurate and timely documentation and reports as needed.
  • Keep informed of, and provide plans for the properties to accommodate changes in local, state and federal code requirements as it relates to maintenance operations.
  • Promote and practice incident-injury free and sustainability.
  • Manage and participate in the due diligence process, including organizing and providing inspection equipment to inspection team and managing due diligence reporting.
  • Review quality of make readies regularly to ensure the CWS Standards of Excellence are consistently met.
  • Assists with other tasks and projects as required by regional leadership.
  • Assist in financial review process
  • Participate and provide feedback in monthly financial reviews.
  • Provide cost reduction recommendations.
  • Monitor and manage budget maintenance, turnover expenditures and requirements within the regions.
  • Institute appropriate maintenance expense control measures to ensure budget attainment onsite.
  • Perform onsite audits, including identifying major equipment specifications and updating database of inventory.
  • Lead and assist with preventative maintenance program.
  • Maintain schedules for interior preventative maintenance measures, such as filter checks, coil cleaning, and leak detection.
  • Maintain schedules for exterior preventative maintenance measures such as light checks, gutter cleaning, tree trimming, gate inspection, and mold inspection.
  • Establish preventative maintenance schedules determined by extreme weather to prevent freeze damage to plumbing, pools, and icy surface conditions.
  • Organize and participate in regional S.W.A.T. preventative maintenance activities.
  • Participate in resident satisfaction programs.
  • Participate in resident activities and events.
  • Communicate with customers, residents, investors, vendors, leadership, and CWS team members.
  • Review and respond to emails, correspondence, and requests.
  • Distribute company information to team members as received.
  • Lead and participate in the CWS Risk Management and Safety Programs.
  • Implement and maintain the CWS Risk Management Program.
  • Respond to community emergencies such as: major crimes, fire, weather damage, and serious accidents.
  • Document damage and/or accidents involving residents and team members by completing an incident report according to CWS standards.
  • Notify Community Director of accidents, emergencies or disasters.
  • Ensure the CWS Safety Policies are in effect.
  • Plan, facilitate, monitor, track, and participate in regular safety meetings.
  • Ensure key control policies are in effect.
  • Conduct property inspections to prevent workplace accidents and promote resident safety.
  • Maintain fire and life safety equipment.
  • Document and maintain records of location for all power, water, gas cutoffs, and fire extinguishers.

Essential Knowledge, Skills, and Abilities:

  • Able to adhere to set and variable work schedule, including weekends and emergencies as required.

  • Able to perform work responsibilities at locations other than “home” property.
  • Able to travel within major metropolitan areas and may be required to attend company functions in other cities.
  • Able to respond to emergency calls outside of normal business hours
  • Completion of state specific required training(s)

Minimum Qualifications:

  • High school diploma or equivalent required; BA or BS preferred
  • 3-5 years of experience of increasingly responsible management positions within service management
  • Certification for HVAC and CPO (if applicable)
  • Strong working knowledge of OSHA standards, fire, safety procedures and MSDS regulations
  • Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems
  • Possess a valid driver’s license with a good driving record and current automobile insurance (required)

Supervisory Responsibilities:

  • No direct reports.

  • Work Environment: While performing the duties of this job, the employee is exposed to weather conditions prevalent at the time, which may include but are not limited to hot, cold, icy, or wet. The noise level in the work environment is usually minimal.
