Position Overview:
The Resident Manager position is a part-time, live-on-site role that is responsible for the overall condition and environment of the property in which they reside including: leasing, rent collection, tenant relations, and property monitoring and maintenance.
This position requires exacting attention to detail, excellent customer service skills, phenomenal communication skills, and the ability to juggle multiple priorities seamlessly. To succeed in the role, the candidate must be self-motivated, organized, value communication, and have the ability to learn quickly.
Compensation for this position is by providing highly reduced or free housing in the property you're assigned to as a Resident Manager - occupancy rules apply.
We currently looking for resident managers for our locations in Downtown Oakland, and West Oakland.
Responsibilities:
Tenant Relation:
Enforce Tenant rules and regulations.
Serve notices.
First point of contact for lockouts and emergencies.
Report tenant related issues to the Property Manager.
Rent Collections:
Serving Late Rent Notices.
Serving 3-Day Notices.
Follow up daily with tenants that are late on payments, call, text, email, and knock on the door until they commit to a payment date.
Collecting late rent and rent charges, as needed.
Leasing:
Showing Vacancies.
Keeping Vacant Units Cleaned.
Call and follow up with leads before tours.
Call and follow with leads after tours, until they fill up an application and sign a lease.
Intake application, as needed.
Assist with prospect in the application process, as needed.
Schedule, coordinate, and monitor all move-ins and move-outs.
Daily Monitoring and Maintenance:
Perform daily inspections of the property and its grounds.
Perform light maintenance and cleaning in the common area, as needed.
Monitor and clean the garbage area daily.
Light bulb replacement in common areas, as needed.
Deliver weekly reports to the Property Manager listing all property issues and proposed solutions.
Maintenance Repairs Coordination:
Receive maintenance requests from residents, verify work, and coordinate vendors.
Coordinate access to the property for vendors promptly and professionally.
Monitor work to ensure maintenance items are completed timely and professionally.
Ability to work after business hours and on weekends may be necessary.Excellent organizational, communication, and time management skills.
Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards.
Ability to read, write and speak Spanish is a plus.
Must be able to lift and carry up to 50 lbs.
Must be able to talk, listen and speak clearly on the telephone.
Must have good computer knowledge.
