Job description

Shows and leases apartments to prospective tenants by performing the following duties.


Essential Duties and Responsibilities : include the following; however, other duties may be assigned as needed. The following list is only a partial list and cannot encompass all of the essential duties and responsibilities of the Leasing Consultant.

  • To assist the On-Site Manger and Assistant On-site Manager in the total leasing effort, maintaining a closing ratio of 60% of qualified traffic.
  • Demonstrate a professional appearance and attitude at all times.
  • Maintain a neat, clean, and organized office.
  • Answer telephones in a professional and courteous manner following the telephone guidelines.
  • Interview prospective tenants and record information to ascertain needs and qualifications.
  • Accompany prospects to model and vacant apartments and discuss size and layout of rooms, available facilities, such as swimming pool, tennis court, location of shopping centers, services available, and terms of lease.
  • Must have knowledge of the product, the community, and the competition.
  • Be aware of current advertising.
  • Assist in the daily inspection of the cleanliness of the property
  • Complete lease agreement and collect rental deposit.
  • Review the Unit Availability Report and walk units to determine “rent ready” status.
  • Follow-up on all prospective clients, daily. Includes Hello Again card and 2-day telephone call.
  • Assist in the collection of monthly rent.
  • Inspect condition of premises periodically and arrange for necessary maintenance.
  • Assist in the compilation of market surveys.
  • Abide by and enforce all Company standards and policies.
  • Assist the management staff in all areas requested or needed.

Education and/or Experience :
High school diploma or general education degree (GED); or one to three months’ related experience and/or training; or equivalent combination of education and experience.


Language Skills :
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.


Mathematical Skills :
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent.


Reasoning Ability :
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.


Computer Skills :
To perform this job successfully, an individual should have knowledge of Internet software and Word Processing software.
