Everyday Will Be Different but Your Primary Duties Include:

  • Collaborates with the MF leadership team to create and implement business strategies.
  • Sets a good example of work ethic and communication for site staff and coworkers.
  • Represents TMG in building and maintaining client and vendor relationships.
  • Perform 2 monthly site visits including exterior inspections, vacant unit inspections as well as office and amenities inspections.
  • Reports on status of properties including occupancy rates, lease expirations, turnover rates and property profiles.
  • Maintain a comprehensive knowledge base on rental rates, fees and other factors affecting the properties performance.
  • Implement revenue generating guidelines to assist in reducing days vacant and loss to lease.
  • Train, assist and support onsite staff in property operations, including filling in if onsite vacancy occurs.
  • Analyze and report on a monthly financial performance; providing a summary for the ERM.
  • Oversee the property marketing and advertising program for each property including marketing surveys.
  • Collaborate with the ERM in preparing a comprehensive annual operating budget for each property in the portfolio.
  • Approve expenditures in accordance with the budget.
  • Monitor compliance with Landlord-Tenant and Fair Housing Laws.
  • Employs, or contracts for services of security, maintenance, and grounds keeping personnel and other subcontractors as required.
  • Approves payroll and commissions for assigned site staff.
