Position: Assistant Project Manager
Job Location: Tampa, Florida
Job Duties:
1. Assist field personnel in verifying that construction is in accordance with the contract documents.
2. Process and ensure compliance of subcontracts, purchase orders, and change orders in a timely and accurate manner.
3. Understand what constitutes a breach of contract and take steps to enforce.
4. Identify and lead cost savings efforts through value engineering or assembly of accurate general conditions estimates.
5. Develop accurate project schedules with superintendent input, provide monthly schedules updates, and assist superintendent with weekly look ahead of schedules utilizing company software.
6. Effectively supervise and mentor Senior Project Engineers, Project Engineers, and Interns, who must review drawing and submittal revisions for building structures, following construction and government standards; manage subcontractors and various construction documents issues by design team; and/or assist in same.
7.In connection with such duties, utilize experience in the following: Understand what constitutes breach of contract and steps involved to enforce, identify and lead cost savings efforts through value engineering or assembly of accurate general conditions estimates; accurate development of project schedules (with Superintendent input), monthly schedule updates, and assisting superintendent with weekly look-ahead schedules utilizing company-approved software; Effectively prepare Reports / Change Order Reports, Forecasting, and status reports, understanding owner billing process/requirements; Understand and use cost control system; procurement of work: from assembling bid packages to directing pre-bid meetings to detailed analysis of bids to award to contract administration to contract closeout; construction drawings and specifications; time management skills; local building codes; Interact with subcontractors/vendors; Prepare overall material/equipment delivery schedule; Track delivery of equipment/material manner to avoid schedule delays; Assist in and direct Project Expectations conference.
8. In connection with such duties, also utilize experience in the following: Enforce safety standards and policies; construction drawings and specifications; Develop and maintain project documents; Understand and utilize electronic submittal process; Develop and maintain Submittal Logs; review and expedite shop drawings/submittals; construction applications; Keep As-built drawings current with issued changes; Interact with subcontractors/vendors; Assist in acquiring project closeout documentation; Prepare overall material/equipment delivery schedule; Track delivery of equipment/material manner to avoid schedule delays; Assist in prequalification of subcontractors/vendors; Assist in procurement of building permit; communicate to project team, subcontractors and vendors; local building codes; Understand and use cost control system; Coordinate (with Superintendent) and sequence utility line locates; Work with project superintendent to track progress of punch list work completed; and project closeout process and delivery of required documents.
