Overview
WS Development is seeking an Assistant Property Manager (APM) who will share in the responsibility of managing a new life science building in the Seaport District of Boston. The tower is in the heart of the Seaport and will house multiple retailers and approximately 600,000 SF of Class A lab and office space and a parking garage. This role will report to the Property Manager with frequent interaction with interdisciplinary team members including Development, Construction, Leasing, and Marketing teams.
Key Position Responsibilities
The primary focus of this position will be to support the Property Manager in all aspects of the property oversight. The position offers exposure to all aspects of managing premier, highly visible, and very demanding life science, office & retail real estate. The APM will play a central role in successfully transitioning the building from initial construction to a stable occupied asset. This is very much a team environment, so a positive attitude, a desire to learn and contribute and an ability to work well with others are all prerequisites to success in this role.
Specific Responsibilities
Tenant Relations:
- Promote, establish, and maintain positive relationships with tenants via proactive communication, meetings, and routine follow-up in close collaboration with the Property Manager.
- Provide best-in-class customer service in all interactions with tenants and with the public.
Project Management
- Monitor and track tenant work orders in close collaboration with engineering, janitorial, and security team members.
- Attendance of project fit-out meetings, keeping minutes and providing guidance on property policies, procedures, and resources.
Maintenance and Operations:
- Inspect base building areas, tenant spaces, and grounds to ensure a high level of maintenance and upkeep.
- Interface with internal staff and contractors to ensure scopes of work are accomplished and appropriate documentation is maintained.
- Facilitate the contract management process; solicit RFPs and bids, create contract documents, and monitor contract obligations.
Financial Management:
- Oversee the accounts payable process and track and report all accounts receivable.
- Support the PM in creation of budgets, CAM estimates and reconciliations, and drafting of routine financial reports such as monthly variance reports.
Requirements
- Bachelor's degree
- 3+ years of property management experience required. Life science operations experience or relevant experience preferred.
- Excellent oral, written, and interpersonal skills
- Ability to work in a fast-paced environment, with flexibility, and a dedication to solving problems.
