Position Summary

Conducts inspections for the purpose of determining compliance with City-adopted building codes and related standards.

For a Building Inspector I: Work is primarily performed on one and two-family dwellings, multi-family dwellings less than three stories in height, and limited scope commercial projects.

For a Building Inspector II: Work is performed on all types of buildings.

Key Responsibilities

  • Inspects newly constructed, altered or repaired residential buildings and appurtenances for compliance with city approvals, building/plumbing/mechanical/ electrical codes, and associated standards. Applies engineering principles and practices in the technical examination and analysis of building construction disciplines. Drive to job sites for meetings or to perform inspections. For a Building Inspector II: Commercial buildings are also included in the list of items inspected.
  • Reviews permit histories to ensure all aspects of projects are regulated in accordance with established procedures. For a Building Inspector II: Coordinates inter-departmental inspection approvals of all types of buildings.
  • Enters inspection notes into permit database and emails/communicates inspection results.
  • Assist and advises contractors, designers, and the general public in matters relating to construction and code requirements.
  • Reviews and analyzes architectural and/or engineering plans/specifications, engineering calculations, shop drawings, technical data, research reports, and special inspection reports for inspection purposes and compliance with City plan approvals and building codes.
  • Investigates complaints in areas of responsibility to determine if hazardous or illegal conditions exist and takes enforcement actions necessary to promote compliance with City ordinances.
  • Prepares written reports, issues Notice of Violation letters, issues Notices to Appear and testifies in court, sends notices of expiring permits.
  • Maintains certification and knowledge of changes in industry practices.
  • Performs other duties as assigned.
  • Assists other City divisions with technical interpretations and code applications.
  • For Building Inspector I: Performs inspections on light commercial projects.
  • For Building Inspector II: Assists with distributing inspections and training co-workers.

Environmental and Physical Factors

This position requires good physical condition including: ability to climb ladders; ability to drive a vehicle to and from inspection sites; ability to walk/climb over difficult terrain to make inspections; ability to work outside in extreme weather conditions; ability to lift objects weighing up to approximately 50 lbs.; visual acuity and ability to distinguish color in order to inspect projects; ability to work in potentially hazardous environments such as abandoned buildings or new construction.

Qualifications

For a Building Inspector I: Hiring range is from $22.33 to $27.18 dependent on qualifications and directly related experience.

Minimum: High school diploma or G.E.D., must possess and maintain valid driver’s license, two years of experience in any of the building trades or design directly associated with the structural aspects of building construction, or equivalent education, experience or training. Must complete NIMS level ICS100 and ICS700 trainings within one year of employment.

Desired: Bachelor's degree in construction technology, civil engineering, architecture or a related field, three years of experience in any of the building trades or design directly associated with the structural aspects of building construction, experience in building inspections, plan review, or the enforcement and application of construction codes, and International Code Council (ICC) certifications.

For a Building Inspector II: Hiring range is from $24.25 to $29.65 dependent on qualifications and directly related experience.

Minimum: High school diploma or G.E.D., must possess and maintain valid driver’s license, two years of experience in any of the building trades or design directly associated with the structural aspects of building construction, International Code Council (ICC) certification as a Residential Combination Inspector and Commercial Building Inspector, two years of direct building inspection or plan review experience, or equivalent experience, education or training. Must complete NIMS level ICS100 and ICS700 trainings within one year of employment.

Desired: Bachelor's degree in construction technology, civil engineering, architecture or a related field, three years of experience in any of the building trades or design directly associated with the structural aspects of building construction, experience in issuing violation letters, court notices, and testifying in court.
