    Our region's affordable living communities offer a wonderful place for older adults to live and flourish in a friendly neighborhood community. They provide income-qualified seniors with comfortable, affordable residential apartments. The community offers amenities and services not commonly found in communities serving residents with limited incomes. Position Purpose:
This purpose of the Community Manager is two-fold: to oversee and manage the operations of an ERS housing community in accordance with tax credit, HUD and Public Housing regulations ensuring that services and facilities are maintained in accordance with ERS’s standards and that resident satisfaction remains at or exceeds ERS’s expected levels; and to coordinate activities for residents in accordance with ERS’s policies and procedures, and federal, state and local standards, to assure that the physical, emotional and social needs of the residents are met.

Markets the facility in our target area; maintains census and waitlist to ensure occupancy levels are maintained at budgeted levels. Manages the waitlist, to include processing applications and giving tours.

Keeps informed and updated on all HUD and tax credit, vouchers and public housing regulations and policies and ensures that all residents comply with the lease, house rules, pet rules and all other policies of the Community in accordance with HUD/Tax Credit/CMHA regulations.

Ensures all recertification papers are signed and sent out as mandated by HUD/ tax credit/CMHA regulations. Verifies receipt of needed information prior to each resident’s recertification date. Completes the annual rent recertification.

Ensures that operations are maintained within the annual budget.


Monthly
Ensures that monthly rent statements and other accounts receivables notifications are printed, verified, and distributed in a timely manner.


Weekly
Processes accounts payable in a timely manner so that vendors are paid by the due dates.

Assists in collecting and completing incident reports.


Ongoing
Develops relationships with local parishes to recruit volunteers and to encourage residents to provide services to the parishes. Manages the volunteer program at the Community.

Interprets the Community’s policies and procedures for residents, family members and visitors.

Forms and supports a Resident Council.

Supports a wellness environment in the Community.

Develops and maintains relationships with local government officials and community groups.

Creates monthly activity calendar and newsletter

Plans, develops, organizes, implements, facilitates and evaluates the activity programs of the community to help in meeting the spiritual, social, physical, emotional, vocational and educational needs of our residents in conjunction with the resident leadership group.

Welcomes and orients new residents for the purpose of matching them with appropriate programs and other residents with common interests.

Gathers information in regards to the specific interests and needs of our residents and incorporates into planning events.

Orders and maintains necessary supplies within budget.

Attends and participates in continuing educational programs designed to keep current with changes in Tax Credit/HUD and CMHA regulations.

Minimum Qualifications:
  • Must possess, as a minimum, a high school diploma or equivalent.
  • Bachelor’s degree preferred.
  • Two years of experience in a similar position preferred.
  • Knowledge of HUD and tax credit regulations preferred.
  • Must be willing to work flexible hours.
  • Must support team and process based organizational culture.
  • Must be able to read, write, and communicate effectively in the English language.
  • Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel, and the general public.
  • Must possess leadership ability and the willingness to work harmoniously with and supervise personnel.
  • Must have patience, tact, cheerful disposition and enthusiasm, as well as be willing to communicate with residents based on what ever maturity level in which they are currently functioning.
  • Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the essential functions of the position can be fully met.
  • Must be able to relate to and work with the elderly, emotionally upset, and at times, hostile people within the facility.
  • Must be able to cope with the mental and emotional stress of the position.
  • Must not pose a direct threat to the health or safety of other individuals in the workplace.
  • Must be able to maintain regular attendance.
