Toll Brothers Apartment Living seeks a Community Security Coordinator for a luxury apartment community in Washington, DC.
What is the opportunity?
The Community Security Coordinator is responsible for elevating the Resident experience through effective oversight of community security, delivery of excellent customer service, and ensuring the maintenance of the security and safety systems of a luxury Toll Brothers Apartment Living community.
What are the primary responsibilities?
- Work with the Property Manager or Regional Property Manager to implement and manage security programs to maximize Resident Services and Security.
- Identify, diagnose, and address security concerns in areas throughout the community. These areas will include, but are not limited to, lighting, surveillance cameras, lock systems, access control, life safety systems, parking, building envelope, exterior structures, grounds, and appliances.
- Patrol and monitor activities throughout the community to discourage criminal behavior and ensure the environment is safe and secure.
- Manage the scheduling of Contracted Security Services, Personnel and Equipment.
- Collaborate with Property Manager, Regional Property Manager, Service Manager and Regional Service Manager to identify future expenditures and capital improvements as it pertains to improved security and safety.
- Maintain accurate records regarding community activity.
- Conduct daily walks of the community to identify and report to the Property Manager and Service Manager any unsafe conditions (i.e., broken gates leading to pools, broken steps, open holes, broken/burned out exterior lights to the Service Manager.
- Manage electronic locks, create keys, and verify all doors are functional and locking as required. Ensure all keys, including master keys, are secured and monitor vendor access.
- Complete incident reports and submit to the Property Manager for submittal to Risk Management
- Manage the scheduling of Contracted Security Services, Personnel and Equipment.
- Patrol the parking lot to identify suspicious activities.
- Report any incidents or situation to law enforcement if warranted.
- Ensure exits are clear and identify potential fire hazards or safety concerns.
- Ability to commit to a 24-hour emergency on-call schedule as needed. While on call, must respond by telephone within 15 minutes and be on site within 60 minutes of accepting call.
- Must be available for all major emergencies. Respond to threats and emergencies by taking predetermined steps.
- All other duties as assigned

Qualifications

- Ability to present a positive understanding and responsive approach to resident issues and successfully interact with dissatisfied residents.
- Ability to read and comprehend instructions, short correspondence, and memos.
- Ability to write correspondence and to effectively present information on a one-on-one basis to residents, prospective residents, and other co-workers.
- Ability to oversee and direct vendors, concierge, and security providers.
- Proficient in Outlook or comparable email programs.
- 2-3 years of experience using CMMS (Entrata products are Preferred).
- Excel, Word, OneNote, Access Control and Security programs preferred.
- Ability to add, subtract, multiply, divide, perimeter, and area.
- Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
Do you have these qualifications?
- Essential:
- High school diploma or general education degree (GED)
- Four to five (4-5) years related experience and/or training in Security or Law Enforcement
- Equivalent combination of education and experience
- Supervisory experience of at least two (2) years
- Preferred:
- Emergency Management Training and Certification
