Job Summary:
The Contract Maintenance Manager oversee all aspects of the project(s) to which he/she is assigned. The successful CMM will be able to interact and provide detailed communications with all DAWSON staff, the client, sub-contractors, and suppliers. The CMM will manage multiple schedules, work/task orders, source parts/materials, ensure safe execution of field work, and deliver quality work product as defined by DAWSON, clients, and regulatory agencies. The majority of work is in the Kansas City, MO and central and eastern portions of Kansas.



Position Duties and Responsibilities:

  • Capability of adapting to changing situations and workloads daily, to meet the requirement of the contract/PWS.
  • Capable of managing preventive and corrective maintenance schedules, ensure timely completing of all urgent and emergency requests, while maintaining response time requirements per contract.
  • Ensures adherence to all safety and quality practices and procedures while performing or supervising the performance of tasks in all work areas.
  • Coordinates and supervises assigned project staff and subcontracted workers.
  • Handles completion and close out of all preventive and corrective maintenance work orders and provides all required deliverables.
  • Prepares written reports and other documents necessary monthly.
  • Tracks all expenses and parts/materials required to successfully complete all work required.
  • Source parts/material required to successfully complete all required work.
  • Cultivates and maintains the necessary contacts with sub-contractors, vendors, and other contractors to keep good working relationships.
  • Guides, coaches, develops, and provides feedback to technicians to ensure clear understanding of the project, required certifications, safety needs, and quality control.
  • Responsible for day-to-day onsite facilities management across the Kansas City area and within a 150 mi radius
  • Oversee diverse team of technicians, and administrative staff.
  • Ensure staff and subcontractors adhere to management plans and processes, including safety and quality requirements.
  • Direct scheduling and completion of preventive maintenance, repairs, and project work.
  • Coordinate closely with customer Facility Management points of contact in providing formal and ad hoc reports, scheduling services, sharing program status, and making best practice recommendations.
  • Ensure work is completed in compliance with contract requirements, healthcare codes and regulations, budgets, and performance standards.
  • Resolve conflicts, identified deficiencies, and issues following reporting and corrective action requirements.
  • Maintain program documentation and records for The Joint Commission (TJC) requirements, contract deliverables and plans, training, staff certifications and licenses, and permits.
  • Conduct staff training, safety briefings, and quality inspections.
  • Provide subcontractor and vendor management, including performance reviews and necessary follow-up actions.

Position Requirements and Qualifications:

  • A minimum of five (5) years or more of experience in facilities management.
  • A minimum of one (1) year supervision of a work force responsible for operations, maintenance, and repair, of commercial building infrastructure.
  • Experience managing operations and maintenance projects > $1 million in annual value.
  • Excellent organizational and communication skills, both written and verbal.
  • Must be able to review and edit reports and documents as required.
  • Ability to delegate work and handle multiple maintenance projects simultaneously.
  • Ability to control and manage budgets and schedules. Able to make modifications to budget and schedules from field inputs in short notice.
  • Construction Management Certificate, Professional Project Management Registration, or Professional Engineer (PE) license preferred.
  • Ability to obtain an NACI a CAC Card
  • OSHA-30 or EM385-1-1 certification preferred.

Salary Range $80,000 - $90,000
