This position performs a variety of work collecting characteristics on residential property and commercial property located throughout Weld County for property tax purposes. Work includes inspecting residential property and commercial property in the field and accurately recording property characteristics in the electronic property file. This position assists with processing Personal Property declarations and recording data in the electronic property file. This position works with the other Data Collectors and Appraisers to complete assignments. This position must be able to work in an ever-changing work environment.

$22.46 - $28.48 per hour plus benefits (see benefits tab on the job posting). The position will normally start at $22.46 per hour.

Essential Duties and Responsibilities

Perform field work to collect inventory of property characteristics for the valuation of property. This includes inspecting, measuring, classifying, drawing and photographing buildings or equipment efficiently and accurately.

Complete building sketches efficiently and accurately using the Apex Sketching software and sketching standards.

Enter property characteristic and valuation data into the Assessor's Computer Assisted Mass Appraisal System efficiently and accurately following standards and guidelines.

Transfer and store digital property photographs accurately.

Accurately locate property by address, legal description and map.

Examine and data enter Personal Property declarations and other documents filed by taxpayers to determine appropriate classification and valuation for all equipment

Interact with property owners, real estate professionals and municipalities to gather information pertinent to listing property for assessment purposes.

Communicate effectively in verbal and written form with administrative staff, appraisal staff, supervisors and managers.

Establish and maintain effective working relationships with supervisors, other employees, governmental agencies, professionals, builders, and the public.

Monitor workload, work in an efficient and organized manner and meet deadlines and goals.

Monitor current procedures and offer suggestions and ideas for ways to improve the processes.

Individual performance goals will be established during performance reviews and must be completed satisfactorily.

Additional duties may be assigned as determined by management depending on the project or the office requirements.

Qualifications

MINIMUM REQUIREMENTS

Education:

High School diploma or equivalent required.

Experience:

One year of experience in building construction, real estate or appraisal of real estate for ad valorem purposes, especially residential or agricultural property, or any equivalent combination of training and experience which provides the required skills, knowledge and ability, subject to the approval of the Assessor.

Required Skills, Knowledge and Abilities:

  • Ability to solve practical problems using a variety of mathematical techniques.
  • Basic knowledge of computer skills, including email and file management.
  • Ability to manage multiple tasks, stay organized, and complete assignments in a timely, accurate manner
Other Necessary Requirements

SPECIAL REQUIREMENTS

  • Possession of a valid driver's license issued by the State of Colorado and reliable, insured vehicle.
  • Use of personal vehicle is required for this position
  • Required to read blueprints and maps, and operate a computer, tablet and/or cell phone.
  • Requires visits to construction sites, negotiate rough terrain and climb stairs during on-site inspections.
  • Specific vision abilities include close vision and the ability to adjust focus. Approximately 50% of work is in the field and 50% is in a typical office environment interacting daily with a computer.
