Responsibilities:

  • Maintain Development Flow Chart: track each project on the flow chart, coordinate milestone meetings to determine go / no go decisions, identify opportunities for improving flow chart process.
  • Project Schedule: Build out pre development project schedule for each project, maintain the schedule through the flow chart process.
  • Facilitate project meetings: agenda, meeting minutes, follow up, and accountability.
  • Facilitate project consultant meetings: agenda, minutes, follow up, task management.
  • Manage entitlement process (zoning, subdivision / resurvey, etc…)
  • Budget creation and tracking for development pursuit.
  • Work with financial analyst on information tracking for financial modeling.
  • Predevelopment PM.
  • Maintain electronic development project files: set up, maintaining, archiving
  • Work with marketing administrator on event coordination for development milestones (i.e. ground breakings, etc).
  • Assist with review and coding of invoices for construction draws.
  • Maintain monthly construction draw spreadsheet.
  • Monthly report to the equity partner and lender (if required).
  • Tracking / managing any continuing obligations in the Operating Agreement, Construction Loan Agreement, Development Agreements with Governmental agencies
  • Maintaining Electronic File Index and structure.
  • Publishing monthly reports on executed Disadvantaged Business Enterprise plan (if required).
  • Publishing Annual reports to Alabama Department of Environmental Management (ADEM) (required for sites where we have ADEM covenants)
  • Tracking insurance certificates for us as well as all active design professionals and contractors working directly for Owning Entity and / or Development Manager
  • Reviewing / Filing Construction Materials Testing and rainfall monitoring reports
  • Ensure site is properly assessed for ad valorem taxes and tax bills are being paid.
  • Ensure all permits are in place and included in electronic file.
Required Qualifications:
  • Solid organizational skills including attention to detail and multitasking skills
  • Strong working knowledge of Microsoft Office
  • Project Management Professional (PMP) / PRINCE II certification is a plus
  • Bachelor's Degree in appropriate field of study or equivalent work experience
  • Experience with project management software tools
