Grady Management Inc., one of the area’s leading property management firms, is currently seeking a Director of Maintenance Services, to join our Operations team based in our Silver Spring, MD office. Guiding the Maintenance Services operations throughout Maryland and Virginia (45+ communities) to ensure that training/development, PM Programs, and recruiting efforts are effectively integrated and implemented.

Responsibilities include but are not limited to:

· Oversee maintenance projects on all properties. Consults with managers on budgeting and soliciting bids for major repairs, capital projects, purchases, or contracts including the following: Fire damage, exterior painting, major pool repairs, parking lot repair/restripe, roof repair, exterior carpentry repair, cement repair, stucco repair, landscaping, and rekeying locks/ fobs and making of same.

· Provide leadership and/or assist staff as necessary on Maintenance related topics

· Develops policy and procedures regarding snow and ice emergency activities throughout the portfolio to include coordination of the ordering of de-icing materials and sand. Ensures supplemental contractor operations meet GMI policies.

· Assist with comprehensive cost projections for labor, material, and special services for use in the preparation of annual operating budgets

· Establish and implement preventative maintenance programs

· Responsible for having working knowledge of the mechanical systems at each property

· Personally inspect properties regularly to ensure all work is being done properly, safely and promptly. Documents and reports findings using Mobile Facilities / Inspection Report.

· Provides input to mid-level management with personnel decisions.

· Assist with establishing a vendor list and/or vendor contracts

· Attend meetings and seminars as requested by upper management

· Keep abreast of new governmental regulations and restrictions concerning maintenance procedures and/or health, safety, and environmental concerns

· Oversee training of onsite Service Teams, including training and certifications required by OSHA or any other government agencies to include CFCs / handling of all types of refrigerants.

· Performs such other duties as may be directed by the appropriate authority

Ideal Candidate Qualifications and Requirements:

• Minimum of five years of Multifamily experience – ideally multisite
• Strong computer skills to include MS Office
• Real Page / Mobile Facilities experience a plus
• Excellent organization and time management skills.
• Excellent written, verbal, and customer service skills.
• Ability to work independently as well as in a team setting.
• Ability to process complex information quickly and prioritize effectively in a fast-paced environment.
• Ability to process change in a positive manner, be an intuitive and natural problem solver, have exceptional project management skills.
• High school diploma or equivalent
• You must have a reliable vehicle (auto allowance paid) and a valid drivers’ license with safe driving record. Background review / screening will be required.

Job Type: Full-time

Pay: $90,000.00 - $110,000.00 per year
