Position Overview

The Director, Pre-Construction (Project Executive) will coordinate progress on Design Development process through the preconstruction period, working with subject matter expert organizing cross-functional RFP's critical to establishing GMP; Develops and tracks Pre-Construction Project Schedule, coordinates and updates Preliminary Budgets, acts as a liaison to the other members of the Acquisition and Design teams to successfully track and manage the architectural and development needs of the team for multiple communities while adhering to the projects budget, schedule and brand standards objectives.


What You Will Do

  • Developing and maintain Pre-Construction Schedules in coordination with design and construction teams, ensuring timelines are met successfully
  • Establish, direct and/or document project meetings
  • Overseeing and coordinating the design and architecture processes; Working with the internal design team to ensure plans meet the guidelines and have received internal approvals as needed per the project schedule.
  • Present design options/intents to the executive team through the stages of development
  • Managing consultants
  • Performing Constructability Review
  • Create and maintain Procurement Schedules and Cash Flow Matrixes
  • Development of Value Engineering process in coordination with Design and Trade Partners and present final recommendations to the executive team.
  • Negotiation of consultant, vendor, and contractor agreements
  • Manage the permitting process with all required governmental entities
  • Reviewing/Approving invoices
  • Weekly updates to leadership
  • Developing & recommending contracting strategy
  • Reviewing and evaluating construction bids and providing recommendations
  • Ability to work independently without close supervision
  • Occasional travel may be necessary as needed
  • Perform all other duties and tasks as assigned by management
  • Must be able to complete all physical requirements of this role with or without a reasonable accommodation


Ideally, you'll have

  • Bachelor’s degree in Construction Management or related discipline
  • 5 to 7 years of experience in residential and/or commercial construction.
  • Excellent communication skills
  • Construction-management software experience

You'll crush it if you have experience with

  • Experience working in a single-family, multi-family home construction business and commercial pre-construction
  • Experience with Hyphen Solutions Residential Construction Management
