Our Director Preconstruction is primarily responsible for the following:
- Manage the Preconstruction Department
- Perform accurate and detailed line item material takeoffs from civil, architectural, and structural drawings using computerized estimating and digitizing software
- Capable of estimating and purchasing for multiple projects concurrently
- Prequalify all subcontractors and supplies
- Spearhead bid management, analyze bids & maintain related software
- Investigate local market conditions & research new markets to solicit bids on upcoming projects
- Update and enhance the subcontractor and supplier database
- Negotiate and maintain all national supplier agreements
- Oversee subcontractor agreements and suppliers for each project
- Ensure seamless project transitions
- Perform all the above and all other duties as assigned in accordance with applicable laws and company policies
Don’t sell yourself short. Our Director Construction Services must have the following qualifications:
- Minimum of an associate degree or equivalent experience, Bachelor’s degree in Construction Technology preferred
- Minimum of 6 years project management or estimating and purchasing experience on projects in excess of $15 million
- Multifamily construction experience required
- Solid design and blueprint comprehension
- Strong estimating, budget and value engineering competency
- Must possess strong verbal and written communication skills, and excellent mathematical skills
- Proficient knowledge with Microsoft Windows environment, and solid working knowledge with spreadsheets
- Experience with estimating software like PlanSwift or On-Screen
- Experience with Procore is a plus
- Valid Driver’s License required
- Ability to travel up to 10%
