General Maintenance Technician
GENERAL MAINTENANCE TECHNICIAN JOB SUMMARY
This position is responsible for performing various maintenance-related tasks throughout the Lakewood Ranch Community Development Districts with an emphasis on pressure washing. It may have duties ranging from general maintenance to park services and Town Hall facility upkeep with limited duties assisting in electrical and utility needs. This position directly reports to the Assistant Director of Operations.

GENERAL MAINTENANCE TECHNICIAN MINIMUM QUALIFICATIONS

  • High school diploma or GED.
  • Minimum (2) years related experience and/or training.
  • Must maintain a valid Florida driver’s license.

GENERAL MAINTENANCE TECHNICIAN KNOWLEDGE/SKILLS/ABILITIES

  • Knowledge of operation of pressure washing equipment.
  • Knowledge of operation of small hand tools, power tools, and small engine driven equipment
  • Must be able to operate a light duty service truck.
  • Must be able to lift, pull, and push materials and equipment to complete assigned job tasks.
  • Must be able to stand for numerous hours while performing job tasks.

GENERAL MAINTENANCE TECHNICIAN ESSENTIAL FUNCTIONS
1. General Maintenance:
a) Pressure washing of District assets including sidewalks, curbing, monuments, concrete, wood and pvc structures, pvc fencing and sign components, metal fencing, and buildings.
b) Sign repair and upkeep including the replacement of broken pvc components and installation of new signs.
c) Painting of various District assets.
d) Perimeter access gates monitoring and upkeep to include verifying proper operation of access control equipment, reinstallation of barrier arms when down, opening and securing non-operational gate equipment and reporting of gate failures.
e) Assist Utility Manager with irrigation and potable water system blowoffs.
2. Park Services/Town Hall Facilities:
a) Community trash receptacle emptying and restocking of liners.
b) Dog waste station emptying and supply restocking.
c) Park facilities/equipment upkeep and restroom servicing including the restocking of paper products, soap dispensers, general cleaning, and repairs.
3. Emergency On-Call Services (rotation every couple months):
a) Assumes responsibility for emergency calls beginning each Friday at 7:00 am through the weekend until the following Monday morning at 7:00 am.
4. Responsible for maintaining department tools and equipment.
5. Detect faulty equipment or defective material and report to proper supervisor.
6. Responsible for maintaining maintenance vehicles.
7. Perform all other duties as assigned or needed.

SUPERVISORY RESPONSIBILITY
No supervisory responsibility for this position.

GENERAL MAINTENANCE TECHNICIAN WORKING CONDITIONS
The work environment and conditions described herein are representative of those an employee encounters while performing the essential functions of this job:
1. Work is performed outdoors exposed to typical weather conditions.
2. Hazards, including but not limited to heat, dehydration, exposure to solvents and adhesives.
3. Safety equipment and its use must always comply with the IDA’s and governmental safety policies, and the required use of personal protective equipment including reflective vests, gloves, and eye and ear protection.
4. The noise level in the work environment is usually moderate.
5. Physical risks include working in and around roadways and traffic and working in and around excavation sites.

GENERAL MAINTENANCE TECHNICIAN WORKING HOURS
Normal working hours are 7:00am to 5:30pm, 40 hours per week, Monday through Thursday, however, alternate working hours or schedule may be modified, if necessary, by the Department Supervisor.

Overtime may be required; position is eligible for overtime pay (1 ½ time hourly rate).
