SUMMARY: Maintains premises of apartment community in clean and orderly condition by performing the following duties.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

• Cleans all common areas such as mail room, swimming pool, fitness center, bathrooms, stairways, tennis courts, breezeways, shop and other work areas.
• Empties wastebaskets and trash receptacles in common areas.
• Transports trash and waste to disposal area.
• Tests and replaces chemicals in swimming pools and hot tub.
• Cleans and vacuums swimming pools and hot tub.
• Replaces light bulbs in all common areas.
• Delivers residents notices and newsletters.
• Prunes shrubs and trees to shape and improve growth or remove damaged leaves,

branches or twigs.

• Rakes and bags leaves.
• Cleans grounds and parking lots and removes litter.
• Shovels snow from walks and driveways.
• Spreads salt on public passage ways to prevent ice buildup.
• Plants grass, flowers, trees and shrubs.
• Waters lawns and shrubs.
• Paints and repairs curbs, fire lanes and parking lot striping.
• Paints and repairs fences, gates, walls, walks, covered parking structures and

outbuildings.

• Cleans out drainage ditches and culverts.
• Sharpens tools such as weed cutters, edging tools and shears.
• Makes minor repairs on equipment such as spreaders, leaf blowers and snow removal equipment.
• Transports or delivers supplies and/or tools from one workplace to another.
• Participates in all safety procedures.
• Reports any violations of policies and procedures of TransWest Properties.
• Reports any violation of any city, state or federal law by any employees of TransWest

Properties.

• To maintain premises and vacant units in pristine condition.
• To maintain a safe, productive and satisfying workplace for all employees.
• To keep customer complaints to a maximum of three complaints per year.
• To keep customer satisfaction and resident retention to a maximum.
• To keep the need for outside contractors non-existent.

QUALIFICATIONS

• To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. • LANGUAGE SKILLS - Ability to understand simple verbal instructions.
• PHYSICAL DEMANDS - While performing the duties of this job, the employee is regularly required to stand, walk, use hands to finger, handle or feel; reach with hands and arms; stoop, crouch or crawl; and talk or hear. The employee is occasionally required to climb or balance. The employee must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds and occasionally lift and/or move up to 100 pounds. The employee will frequently be required to climb stairs. Specific vision abilities required by this job include close vision and distance vision.
• WORK ENVIRONMENT - While performing the duties of this job, the employee is regularly exposed to outside weather conditions. The noise level in the work environment is moderately quiet.

Job Type: Full-time

Pay: $13.00 - $14.00 per hour
