Under limited direction of Vice President of Operations, the Lease-Up Supervisor is responsible for the overall lease-up of communities transitioning from rehabilitation and new construction communities. This will include assuring efficient lease up and compliance with all regulatory requirements for the housing programs. The Lease-Up Supervisor will start with a lease up approximately 6 – 9 months prior to lease up and will focus on all lease up aspects of that community through stabilization. The Administrator will come on site 1 to 2 months prior to certificate of occupancy and manage the day-to-day operations of the building, while the Lease Up Supervisor continues to lease up the building through 100% occupancy.

Pay for this position ranges from $75,000 to $77,000 annually Depending on Experience .

Performs Administrator duties in the absence of the Administrator (a). Provides quality supervision of administrative, financial and physical management of all the communities assigned. Provides resource information and assistance to Administrators on a daily basis during transition from lease-up to normal operations.

Develops new programs to enhance welfare of residents; communicates with the resident council; counsels and responds to requests and/or complaints from residents; advises and receives information from families.

Prepares and presents regular reports to the Board of Directors

Coordinate with Development Team and Regional Supervisor on lease up planning, lease up execution, and transition to operational team throughout pre-lease up, lease up and stabilization for ongoing lease ups and the lease up pipeline throughout WA and providing assistance in CA and OR.

Professionally and competently represents HumanGood in dealing with various government and private agencies, vendors and suppliers, residents and families.

Understands the applicable federal or state housing programs(s) and HumanGood’s Affordable Housing Operation Policies, HUD and LIHTC or Agency Handbooks, the implementation and compliance requirements thereof, and prescribed maintenance and record keeping relating to initial leasing and occupancy of applicants and tenants of the properties assigned.

Qualifications:
Bachelor’s degree preferred but not required, with a major in one of the professional disciplines concerned with service to people such as social work, business or public administration or a related field.

5 or more years’ property management experience with an emphasis in HUD and Low Income Housing Tax Credit affordable housing. Minimum of two years’ experience in a lease-up role providing leadership in affordable housing.

Fair Housing certification, Certified Professional of Occupancy, Certified Occupancy Specialist, prefer Accredited Resident Manager, National Compliance Professional Executive Level.

Knowledge of property management principles and practices with particular reference to government assisted and/or other assisted housing operations and administration.

Understanding of the principles of organization and functions of HUD and Low Income Housing Tax Credit affordable housing.

Experience with strategic and corporate planning.

Knowledge of HUD occupancy regulations.

Knowledge of Tax credit occupancy regulations.

Knowledge of Fair Housing Law.
