Leasing Consultant: West Metro
Company: Highland Management Group, Inc.
Position: Full-time, 40 hours per week.
Hourly: $19-21
*Highland will pay for your gas!*
Highland Management Group Inc. is seeking a roving Leasing Consultant to be part of our team. We manage 37 apartment and town home communities located throughout the Twin Cities metro area. Living on-site is not a requirement for this position, but employees who do choose to live at a Highland property will receive a rent discount!
As a Leasing Consultant, you will be floating from property to property to fill in as needed. This job is varied in tasks and locations. You will be required to do such tasks as leasing, cleaning, and covering for Property Managers while they are out of the office.
What you will do in this role:
- Maintain professional communications with residents, residents' guests, applicants & representatives of other companies with whom we do business.
- Process rental applications.
- Tour apartments and townhomes
- Answer questions regarding rental information
- General building cleaning
- Market and lease apartment units to achieve occupancy goals.
- Process rental applications & utilize HMGI screening procedures.
- Monitor resident balances and prepare/submit all required paperwork and reports.
- Initiate late notices and attempt contact with unpaid residents.
- Report to Regional Property Manager on the status of unpaid rents.
- Coordinate the preparation of vacant units for re-renting, ensure that the unit is kept secure during vacancy, and minimize utility consumption.
- Process leasing paperwork for the new resident and set up resident files.
- Work with the new resident to accomplish a smooth move-in and orient the new resident to the unit and the policies of the development.
- Take maintenance requests and coordinate the work required with the Maintenance Technician.
- Receive and record/file resident requests and complaints.
- Have a working knowledge of water and gas meter shut offs, all apartment fixture shut-off locations and sewer clean-outs.
- Ability to learn and maintain detailed knowledge of the local, state, and federal laws governing tenant/landlord relations, Fair Housing Law, and marketing product knowledge.
