AAT is currently looking for a full-time proven Maintenance Engineer to join our thriving company.

Job Purpose:

Under the supervision of the Maintenance Supervisor, the Maintenance Engineer is responsible for maintaining the physical condition and appearance of the retail properties. The Maintenance Engineer supports the implementation and documentation of site safety plans and all operational standards and guidelines as well as site specific standards, policies and procedures relating to the engineering department.

Duties:

  • Assist the maintenance supervisor with the oversight of day-to-day facility maintenance as required, to include contracted services, emergencies, on-call rotation, preventative maintenance, R&M and capital projects as directed by the Engineering Director-Retail.
  • Assist with the supervision of day-to-day activities of maintenance staff members and ensure adherence to Building Engines work order procedures, tracking and completion
  • Enter work orders, and respond to all tenant and property maintenance work orders/calls within one hour or as best directed by Management depending on priority.
  • Assist with preventative maintenance, repairs and programming of HVAC systems for office buildings as needed.
  • Inspections of base building systems – towers, inverters, boilers, etc. to be conducted weekly.
  • Monthly inspections of all common area fire extinguishers.
  • Exterior/interior lighting/electrical rep-airs and re-lamping.
  • Monthly property inspection repairs – interior/exterior throughout.
  • Miscellaneous paint touch-up, interior/exterior throughout properties.
  • Miscellaneous landscape/irrigation/bioswale repairs.
  • Exterior/interior plumbing troubleshooting & repairs.
  • Quarterly roof inspections, and completing or coordinating needed repairs.
  • Turn-over/preparation of new/existing vacant suites.
  • Assist with tenant improvements/capital work as directed by Management.
  • Supervision of vendor work on site.
  • Supervision of Tenant/Vendor relations. Including courteous and professional behavior. Timely response, attention to detail and follow-up.
  • Assistance with maintaining trash free common areas.
  • Property management support as requested.
  • Weekends may be required.

Administrative Responsibilities: It is important to maintain the integrity of all files and paperwork to ensure compliance on all levels.

  • Completion of monthly property inspection report.
  • Completion of daily safety hazard inspection checklist.
  • Attendance at monthly/period Safety Meetings required.
  • Ensure accurate SDS (Safety Data Sheets) are on file.
  • Verbal and written follow up on all work orders within the same day.
  • Maintain clean and organized engineer work areas, to include desk, storage, utility and mechanical areas.
  • Submission of overtime report with time sheets when necessary.
  • Prior approval from Management for overtime.

Appearance and Representation: A Maintenance Engineer is a representative of the Landlord and should ensure that appearance and attitude are reflected in a professional and positive manner.

Skills/Qualifications: Below are basic requirements needed to fulfill the responsibilities required by this position.

  • Ability to perform minor repairs to heating, ventilating and air conditioning systems (HVAC), including package units/cooling towers/boilers/compressors/water source heat pumps.
  • General electrical and plumbing knowledge and experience.
  • Basic knowledge of fire/life/safety systems.
  • Responsible, work independently as well as part of a team.
  • Attention to detail and proactive in maintaining a clean and professional working area including all mechanical rooms.
  • Excellent customer service, ability to get along with a large variety of people.
  • Strong communication skills.
  • Ability to prioritize work order urgency levels.
  • Must have a reliable vehicle.
  • Intermediate knowledge and use of computer software.
  • Must be vaccinated for COVID-19
