Position Summary

Under the direct supervision of the Supervisor of Plant Maintenance or designee, the Maintenance Mechanic performs general physical plant preventive and corrective maintenance operates equipment, responds to resident complaints and requests as necessary to support an efficient and effective Facilities Maintenance program for a geriatric retirement facility. Provides lead assistance on some assignments, is certified in specialty area such as HVAC or plumbing and/or fills in for the Supervisor of Plant Maintenance in their absence.


Key Responsibilities

1. Assists in the repairs, inspections, operations and maintenance of the following:

  • Mechanical equipment common to building and residential facilities, including pumps, valves, fans, compressors, tanks, emergency generators, and similar equipment.
  • Electrical equipment common to building and residential facilities including lights, receptacles, circuit breakers, motors, switches and alarms.
  • Minor repairs on installed plumbing systems and equipment common to buildings and residential facilities including expansions tanks, sinks, commodes, hot and cold water systems, circulating pumps and air vents.


2. Assumes lead responsibilities for specific assignments; may lead maintenance staff as needed; assigning daily tasks, responding to staff requests, maintaining personnel records and providing assistance as needed.


3. Makes minor adjustments to doors, windows, closures, and locks. Patches holes, repairs ceiling and floor tiles as needed to maintain building appearance, make minor masonry and wood repairs.


4. Installs pictures, coat hooks and other wall–hung furnishings as needed.


5. Participates in grounds work around the facility as needed.


6. Ensures complete refurbishment of all unoccupied apartments in residential facilities by:

  • Cleaning apartment, fixtures and carpet.
  • Painting of apartment rooms.
  • Repairing and/or replacing cabinet, fixture and other non-operational equipment.


7. Responds to emergency situations and resident complaints according to established policies.


8. Conducts surveys and inventories as directed by supervisor. Maintains logs and schedules of repairs according to outlined policies and procedures.


9. As needed by facility, participates in on-call system; provides back-up coverage to ensure 24-hour, 7-day emergency assistance coverage.


10. Attends continuing education and maintenance/repair classes as required.


11. Demonstrates professional work behavior by following guidelines and standards of conduct outlined in Wesley Woods, Inc. policies and procedures.


12. Performs other duties as assigned by supervisor or Administrator.

Minimum Qualifications


  • High School diploma or equivalent.
  • Certificate in (or demonstrated proficiency) a specialty area such as HVAC, plumbing, carpentry, plastering, painting and equipment and systems maintenance.
  • Three (3) years experience with demonstrated proficiency in property maintenance.
  • Valid Georgia driver’s license.
  • The ability to read, write and follow written and oral instructions in English.
  • Experience in a retirement community preferred.
  • Ability to lift up to fifty pounds; to bend, stoop and twist.
  • Ability to stand and walk for long periods of time; climb ladders; work in cramped spaces.


Physical Requirements

Carrying of objects up to 50 lbs.; Occasional to frequent standing & walking; Occasional sitting; Close eye work (computers, typing, reading, writing); Physical demands may vary depending on assigned work area and work tasks. Environmental exposures include, but are not limited to: Bio-hazardous waste Chemicals/gases/fumes/vapors; Electrical shock; Floor Surfaces; Hot/Cold Temperatures; Indoor/Outdoor conditions; Latex; Lighting; environmental conditions may vary depending on assigned work area and work tasks.

Normal long term geriatric health care residence and health care environments.
