POSITION SUMMARY:

The Manager of Lease Administration (New Stores/Co-Tenancy) will be responsible for overseeing the Lease Analyst(s) and third party partners in the process of lease abstraction and new store setup within our lease management system (Tririga) to ensure accuracy and completeness as well as overseeing the evaluation and tracking of co-tenancy and use violations to ensure maximum cost savings.

Job Responsibilities:

• Oversee the review of critical information previously abstracted from leases into Tririga (lease management system) and the Co-Tenancy system for accuracy on all new and relocated Five Below locations
• Abstract and accurately update Tririga with all lease amendments, waivers and any other lease related documents
• Utilize lease management system to identify the upcoming lease expirations, renewal and termination options for coordination with the Real Estate team to determine appropriate actions
• Identify and communicate lease contingency requirements to the team to ensure visibility of the terms and any available options for contingencies which have not been met
• Oversee the evaluation of default notices received as it relates new store/co-tenancy to ensure items are identified and resolved
• Provide monthly updates to Finance team on co-tenancy progress/status and assist with forecasting discussions
• Track and report team cost savings to Sr. Director on a monthly basis
• Oversee the review of Term Commencement Letters for accuracy prior to landlord/tenant signature for all new and relocated leases
• Review legal documents/amendments related to new store updates/corrections for accuracy prior to submission to legal for review, as needed
• Assist with buildout and implementation of new co-tenancy and use restriction evaluation tool
• Communicate with cross functional departments regarding lease and financial information
• Assist Sr. Director with any special projects

Qualifications:

• Bachelor’s degree from four-year college or university or relevant work experience
• At least 5+ years of commercial retail real estate experience in lease administration
• Experience managing third party service providers as well as internal team members a plus
• Excellent mathematical skills with ability to calculate figures such as rent, percentage rent and rent adjustments
• Highly detail-oriented with critical degree of accuracy regarding data entry and analysis
• Strong understanding of commercial retail leases, lease interpretation and co-tenancy clauses
• Proficient in Microsoft office; Advanced knowledge of MS Excel
• Ability to prioritize and manage multiple project tasks within a fast-paced, dynamic work environment
• Ability to work effectively both in office and remotely
• Capable of trouble-shooting issues with logic and ease
• Ability to communicate and collaborate effectively with cross-functional teams
