*Job Description *Grounds person/Porter: Responsible for the maintenance of the grounds of a residential property*Reports to: Property Manager of the assigned property*Supervises: 0 employees*FLSA Status: Non-Exempt*QUALIFICATIONS<br>* No specific level of education required<br>* Ability to read and write English for safety and productivity purposes<br>* Must have ability to work efficiently, with attention to detail and a sense of urgency in completing job tasks<br>* Ability to maintain a friendly attitude with prospects and residents<br>* Strong customer service skills<br>* Pool care (if required)<br>* Irrigation maintenance and repair (if required)<br>* Requires individuals to wear company specified uniform apparel and safety equipment<br>* Must be flexible regarding days and hours worked, to include overtime<br>ESSENTIAL JOB FUNCTIONS<br>* Ability to use general maintenance equipment including, but not limited to, hands tools, pressure washers, shampooers, blowers, sandblasters, ladders, freon recovery units, landscaping equipment and required safety equipment<br>* Maintain all public and common areas of the property in a clean, neat, attractive condition; specifically, removal of all trash and litter, sweeping sidewalks and pathways, basic gardening and weeding, and wiping down and cleaning of any windows or common furniture<br>* Complete assigned service requests and repairs correctly and in a timely manner<br>* Maintain an excellent customer service relationship<br>Abide by the company's hazard communication program and follow correct, safe work practices at all times<br> Must be willing to spiff and clean vacant apartments and laundry rooms<br>* All other duties assigned by the supervisor<br>PHYSICAL REQUIREMENTS<br>* Ability to walk, climb, bend, kneel and reach<br>* Ability to lift up to 50 pounds and carry for indefinite distances<br>* Ability to spend 60-70% of time performing hands-on make-ready duties<br>* Ability to work in confined spaces<br>* Ability to withstand inclimate weather, to include excess heat and cold<br>Disclaimer: The above statements are intended to describe the general nature and level of work being performed by people assigned to this position.
