The Supply Chain Specialist is responsible for supporting the Operations Partners, Corporate Supply Chain by sourcing, vetting, and onboarding trade partner capacity as required by Plant Charters; facilitating the piloting and implementation of new products and methods; correcting systemic non-conformance within strategic and market level Trade Partners; and driving consistency within the Plant. Working with the Operations Partners, Corporate Supply Chain, the Supply Chain Specialist facilitates, and leverages defined process for Trade Partner evaluation and negotiation of cost to capture below market competitive costs. The Supply Chain Specialist provides market coverage and support to ensure continuity of Trade Partner execution and works in coordination with the Plant Labor and Material Specials to ensure critical field-based functions including capacity, competency, and commitment.

Responsibilities:

• Ensures sufficient trade partner capacity is in place to support current production pace, anticipated growth in volume, as well as geographical spread
• Completes Supply Chain Depth Chart ensuring that a bench is developed for all current trades
• Demonstrates creativity, persuasion, and mutual gain negotiation skills to ensure that True Homes achieves a compelling cost in each cost code
• Matures all disciplines of the Supply Chain Platform
• Ensures contracts for all active Trade Partner and Supplier relationships, including detailed Pricing Addendums and Quality Standards, are current
• Documents all Trade Partner expectations in Trade Agreements through Quality Standards, Trade Contractor Guidelines, Commitments of Conduct, and architectural drawings/details
• Identifies, recommends, and implements new methods and materials that lower cost without sacrificing quality or perceived client value
• Rolls out new products and methods thoroughly and accurately with no negative consequences
• Partners effectively with the Plant Labor and Material Specialist to address systemic non-conformance with Trade Partners including event moves, non-billable follow-ups, fines, backcharges, and open/aging service orders
• Addresses and resolves product/material issues
• Effectively partners with other Centralized Services to ensure appropriate implementation of Supply Chain initiatives

Results/Accountability:

• Delivers required capacity to the Plant ensuring consistency with Trade Partners demonstrating commitment and having market competitive costs
• Hard cost stabilization/reduction through creativity, problem solving and elimination of waste
• Demonstrates competency in applying mutual negotiation skills in all interactions
• Demonstrates ability to apply Supply Chain business process, standards, and strategies
• Demonstrates personal development and growth through Supply Chain career path moving from Tier 1 Trade Partner assignments to Tier 2 and 3

Qualifications:

• Bachelor’s degree in Construction Management, Supply Chain, Business Management, or relevant field preferred
• Three to five years of Supply chain or residential construction industry experience preferred
• Strong problem solving, persuasion, and negotiation skills required
• Ability to build and maintain relationships
• Valid driver’s license, current automobile insurance, and reliable personal transportation required for travel in NC and SC as needed

Working Conditions:

While performing the duties of this position, the associate will occasionally work in a professional office environment. This position regularly uses standard office equipment. The associate is also exposed to outside weather conditions, which may include wet and/or humid conditions, and extreme cold or extreme heat. The associate is frequently driving between job sites and to community office space.
