This Real Estate Portfolio Manager is responsible for supporting workstreams and strategic growth initiatives associated with VillageMD Corporate Real Estate.

How you can make a difference:

  • Regional real estate manager responsible for all real estate activities in assigned region
  • Support RE Director in all aspects of real estate operations and special projects
  • Drive consistent corporate real estate objectives for assigned region
  • Evaluate the regional real estate portfolio to develop short and long-term strategic plans in partnership with Operations and Market Growth Strategy.
  • Partner with preferred regional Brokerage Teams to identify new properties and /or land sites to negotiate with current and prospective landlords and landowners
  • Act as a Subject Matter Expert (SME) for the region based on industry experience and company knowledge
  • Request brokerage opinions of value for existing properties and land sites (FMVs & BOVs) and market comparables as required to assist management with its decision-making process
  • Attend all corporate and regional staff meetings as required
  • Liaise with Market Growth Strategy, Design & Construction, Legal, Operations, Corporate & Business Development and Brokerage Partners to ensure all transactions follow VMD policy and are executed in a timely manner
  • Continuously evaluate real estate processes to drive efficiency and productivity
  • Play an active role in developing & implementing real estate policy and procedures
  • Participate in regular Transaction, Developer and Growth Strategy Meetings
  • Maintain Occupier Portfolio Database & Perform Quarterly Audits to verify integrity of internal/external data uploads
  • Manage Lease Renewal Process & Track Lease Option & Expiration Dates
  • Integrate brokerage partners to negotiate lease renewals & terminations to directly impact housing expense by ensuring renewal lease rates are competitive and alternatives are evaluated
  • Review and process Estoppel/SNDA Requests
  • Facilitate the Site Decommission Process with Facilities to accomplish site term out/closures, coordinate move out inspection and return of security deposits
  • Prepare correspondence, reports & presentations
  • Upload document requests to Legal Intake System and monitor progress of drafts/execution documents

Experience to drive change:

  • 10+ Years Real Estate Experience
  • Solid knowledge of acquisition, disposition and build-to-suit construction projects
  • Commitment to Best Practices & Process Improvement to enhance Real Estate transaction process
  • In-depth knowledge of lease interpretation, analysis and abstracting
  • Strong negotiation skills with a proven track record of successful acquisition and disposition transactions
  • Exceptional written and oral communication skills
  • Demonstrate a high degree of conflict resolution skills
  • Excellent Organizational Skills
  • Customer Service Driven
  • High level analytical abilities with a focus on performance metrics
  • Sense of urgency with a demonstrated ability to multi-task and prioritize tasks to set and exceed targets
  • Ability to manage multiple projects/priorities within tight project timeframes
  • Ability to develop effective reporting tools to communicate Real Estate metrics
  • Proficiency in Microsoft Office 365, SharePoint, Smartsheets and real estate databases

For Colorado Residents only: The target base compensation range for this role is $84,000 to $105,000. At VillageMD, compensation is based on several factors including but not limited to education, work experience, certifications, location, etc. This role may be eligible for annual/quarterly bonus incentives (if applicable), and the selected candidate will be eligible for a valuable company benefits plan, including health insurance, dental insurance, life insurance, and access to a 401k plan with company match.
